In early July 2026 Modon sold 1,700 residences at Hudayriyat Golf Estates and booked more than AED 13 billion within days. Modon states that is the highest publicly recorded sales value for a single residential project launch in UAE history. It is golf mansions, villas and townhouses on Hudayriyat Island, wrapped around a 95 hectare championship course. This page sets out what has actually been published and what has not.

Why it sold the way it did
Three things came together. Hudayriyat Island already had a following through Surf Abu Dhabi, the Velodrome and its cycling and outdoor scene, so the location had an audience before a single home was released. Golf frontage in Abu Dhabi is genuinely scarce. And 81% of buyers were new to Modon, which tells you the demand came from the product rather than from an existing customer list being worked.
That last number is the one to notice. A launch that pulls 81% new customers is finding demand, not recycling it.
How we would approach it
- The first release is gone. 1,700 homes sold within days. If you are looking now you are looking at either a later phase or the resale market.
- Resale on a launch this hot moves fast and prices move with it. Get on our list rather than watching portals, because the good units do not reach portals.
- Do not commit against an unpublished price. Until Modon issues a price list, any number quoted to you is a broker estimate. Ask for the developer's own document.
- Golf frontage is not all equal. On a 95 hectare course, the difference between a fairway plot and one two rows back is real money at resale. That is a plot level conversation, not a brochure one.
