A note on which number you are reading. The factsheet prints prices from. The Modon website prints average prices, and they are slightly higher, for example AED 35.8 million average against AED 35.55 million from on a Golf Mansion. Neither is wrong. They measure different things and you should know which one an agent is quoting you.
The sizes and starting prices in the table above are Modon own figures from the Hudayriyat Golf Estates factsheet. The rate per square foot is ours, worked out by dividing the starting price by the stated size. Nobody else publishes this column and it is the most useful thing on the page.
What it tells you. The 5 bedroom Range Villa carries the lowest price per square foot of the published typologies at roughly AED 1,724, and the townhomes are not far behind at about AED 1,935. The premium sits at the top. A Golf Mansion runs about AED 2,872 per square foot, which is 67 per cent more per foot than a Range Villa. You are paying for the basement wellness floor, the plot and the fairway position, not just for extra space. Decide which of those you actually want before you buy at the top of the range.

Handover is Q3 2030, published by Modon on its own website, and the schedule agrees with it. The last instalment before handover falls in March 2030. Note the factsheet itself prints no handover date, which is why it is worth checking the developer site as well as the PDF.
Only 40 per cent falls due across four and a half years, which is light. The other 60 per cent lands in a single payment at handover. On a Golf Mansion that is roughly AED 21.3 million in one go. Have the financing arranged well before it arrives.
The two largest homes in detail
We have written full floor by floor pages for the two six bedroom products. Golf Mansions run to 1,150 sqm across four levels including a 238 sqm basement holding a gym, spa and massage room. Fairway Villas run to 910 sqm across three levels with no basement. That basement is the main difference between them, and it costs about AED 9 million.

What is the difference between a Golf Mansion and a Fairway Villa?
Size and a basement. The Mansion is 1,150 sqm over four levels with a 238 sqm basement containing a gym, spa, massage room and changing room. The Fairway Villa is 910 sqm over three levels with no basement. The gap in starting price is AED 9 million.
Is it freehold?
Yes. Modon markets the Hudayriyat Island residential product as freehold.
What is the service charge?
Not published. On a precinct with an 18 hole golf course, a clubhouse and a wellness centre this will not be a small number, and we would want it in writing before you reserve.

What Abu Dhabi actually registered
In the first half of 2026, Hudayriyat Golf Estates recorded AED 19 billion in residential sales, part of Hudayriyat Island, the strongest district in the emirate at 27 per cent of all residential sales value. That figure is published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate.
Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.
Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.
The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.
