Saadiyat Lagoons Area Guide 2026

Saadiyat Lagoons is Aldar’s villa community on the east side of Saadiyat Island, launched in October 2022 with 207 villas from AED 6.1 million. Developer stock is sold out and handovers began in Q2 2026. Four bedroom villas now resell around AED 8.25 million. Saadiyat is the most expensive villa location in Abu Dhabi, and two respected research houses currently disagree about whether prices there are up 21% or down 9%. We will show you both.
The community
Aldar launched Saadiyat Lagoons on 24 October 2022 with sales opening on 3 November. Phase 1 was 207 villas in four, five and six bedrooms from AED 6.1 million, within the 6.2 million square metre Saadiyat parcel Aldar acquired in 2022 for AED 3.68 billion. Construction started Q2 2023.
Clusters: Al Sidr, Al Ghaf and Ethir, plus Cluster 5A and Cluster 2B. Al Ghaf and Ethir handed over from Q2 2026 and Al Sidr is indicated for Q3 2027.
Developer inventory is sold out. There are currently around 256 to 331 resale listings.
Aldar has not published a cumulative unit count across all clusters. 207 is Phase 1 only.

Two independent sources agree on those built up areas within 1%, which is why we are comfortable publishing them. On that basis a four bedroom works out at roughly AED 1,652 per built up square foot, and that is our calculation rather than a published figure.

Rents and yield
No Saadiyat Lagoons specific rents are published. At Saadiyat Island level, four bedroom villas let at around AED 514,000 a year, five bedrooms AED 669,000 and six bedrooms AED 914,000. Island level villa yield is around 4.32%, listings based, single source.
What is here
- An eco corniche, an amphitheatre, water play areas, a skate park, a climbing wall and an outdoor cinema
- Basketball, tennis and padel courts, playgrounds, a gym
- Retail, a health clinic, petrol stations, an event venue, mosques and three Majalises
- Schools and early learning centres in community; Cranleigh Abu Dhabi, Repton School Abu Dhabi and Lycee Francais Theodore Monod nearby
- Solar water heating and around 50% water use reduction, targeting Estidama Pearl ratings
Indicative drive times: Louvre Abu Dhabi 5 minutes, downtown Abu Dhabi 10 minutes, Yas Island 15 minutes, the airport 20 minutes. Single source, treat as indicative.
Ownership, and a flag
Saadiyat Island is unambiguously a designated investment zone where foreign nationals can own freehold, and Saadiyat Lagoons is listed as freehold on the portals.
The caveats
- Two research houses disagree on price direction. See above.
- Payment plans conflict between sources, reported as both 5/35/60 and 10/30/60. Confirm the plan for your specific unit.
- Plot sizes are not published by Aldar.
- Service charges are not published for Saadiyat Lagoons. The range across Saadiyat projects generally is far too wide to be useful.
- Al Sidr does not hand over until Q3 2027. Construction continues.

How much does a villa at Saadiyat Lagoons cost?
On the resale market in August 2026, four bedrooms average around AED 8.25 million, five bedrooms around AED 10.5 million and six bedrooms around AED 12.975 million. Launch pricing in 2022 started at AED 6.1 million.
Is Saadiyat Lagoons sold out?
Developer inventory is sold out. Around 256 to 331 resale listings are currently available. Al Ghaf and Ethir handed over from Q2 2026 and Al Sidr is indicated for Q3 2027.
Are Saadiyat villa prices rising or falling?
Sources disagree. Knight Frank recorded Saadiyat villas up around 21% in the year to June 2026 and named it the most expensive villa location in Abu Dhabi. Cushman and Wakefield Core recorded Saadiyat villas down 9% year on year in Q2 2026. Both are transaction based houses and the conflict is unresolved.
How big are the villas?
Built up areas are 4,994 sq ft for four bedrooms, 5,855 for five and 6,361 for six, confirmed by two independent sources. Plot sizes are not published by Aldar, and the larger figures shown on some listings are almost certainly plot areas.
Can a foreigner buy at Saadiyat Lagoons?
Saadiyat Island is a designated investment zone where foreign nationals can own freehold. However a credible report at the 2022 launch stated Phase 1 was restricted to UAE nationals, and Aldar’s release did not address nationality.
