Aldar is preparing to launch its fourth Dubai community, a large villa and townhouse project near Dubai Silicon Oasis. Aldar Development chief executive Jonathan Emery told The National on 14 October 2026 that the launch is planned by the end of 2026 and that the community sits above the Dubai Metro Blue Line extension. Aldar has not yet published the project name, the number of units, prices, a payment plan or a handover date.
This guide separates what is confirmed from what is still rumour. It also shows what buyers are actually paying in the area today, from Dubai Land Department records.

What Aldar has confirmed so far
- February 2026. Aldar and Dubai Holding expanded their joint venture with two new Dubai plots. Together they add almost 14,000 units with a gross development value above AED 38 billion.
- The first plot is about 4 million sqm of land “opposite Nad Al Sheba” on Dubai’s eastern growth corridor. It is planned as a family community of apartments, townhouses and villas, with a launch targeted for 2026. The second plot is on Palm Jebel Ali, with sales planned for 2027.
- October 2026. Jonathan Emery confirmed a villa and townhouse community near Dubai Silicon Oasis, above the Blue Line extension, launching by the end of the year. It would be Aldar’s fourth Dubai project after Haven, Athlon and The Wilds.
Aldar has not said in public that the October project is the February plot. The timing, the product and the corridor all match, so we think it is very likely the same land. We will update this page as soon as Aldar confirms.
About the name “Greenwoods”
Several unofficial websites already market the project as “Greenwoods by Aldar” and quote unit counts and starting prices. We could not find that name, those numbers or any price on aldar.com, on Dubai Holding’s website or in any press release. Treat them as unverified until Aldar publishes. Never pay a booking amount before the project is registered with the Dubai Land Department and has an escrow account.
Where it is: roads, metro and neighbours
Dubai Silicon Oasis is a 7.2 sq km mixed use community at the junction of Dubai Al Ain Road (E66) and Sheikh Mohammed bin Zayed Road (E311). Nad Al Sheba lies to its west, between Dubai Al Ain Road and Al Khail Road. That is why “opposite Nad Al Sheba” and “near Dubai Silicon Oasis” can describe the same stretch of the city.
The Roads and Transport Authority says the Blue Line will open on 9 September 2029. The full line is 30 km with 14 stations. Its first route runs 21 km from Al Jaddaf through Dubai Festival City, Dubai Creek Harbour, Ras Al Khor and International City to Dubai Silicon Oasis and Dubai Academic City, ending at the Al Ruwaiyah depot.
Our reading: a plot of this size above the Blue Line points to land around Silicon Oasis and Academic City, toward the end of the route. Aldar has not published a site plan, so treat this as a working assumption, not a fact.
What the area trades at today
Until Aldar issues a price list, the fair benchmark is what buyers have actually paid nearby. These are registered residential sales in Dubai Land Department records from 1 September to 11 October 2026.
Dubai Silicon Oasis: registered sales
| Measure | Registered figure |
|---|---|
| Residential sales | 142, all apartments |
| Median price | AED 1,000,000 |
| Middle half of prices | AED 626,250 to AED 1,411,500 |
| Median per sq ft | AED 1,121 |
| Ready per sq ft | AED 998 (105 sales) |
| Off plan per sq ft | AED 1,672 (37 sales) |
| Off plan share | 26% |
| Studio median | AED 500,000 (31 sales) |
| 1 bedroom median | AED 900,000 (65 sales) |
| 2 bedroom median | AED 1,540,280 (40 sales) |
| 3 bedroom median | AED 1,792,500 (6 sales) |
New villas next door: Al Rowaiyah First (Academic City)
| Measure | Registered figure |
|---|---|
| Residential sales | 90, all off plan villas in Greenz by Danube |
| Median price | AED 4,479,400 |
| Middle half of prices | AED 3,601,192 to AED 6,057,750 |
| 3 bedroom median | AED 3,477,000 (33 sales) |
| 4 bedroom median | AED 4,464,000 (22 sales) |
| 5 bedroom median | AED 6,440,000 (35 sales) |
Two things stand out. Silicon Oasis itself is an apartment market: every registered residential sale in the period was a flat. And the only new villa supply nearby registering in volume is Greenz by Danube, where 90 off plan villas sold in six weeks at a median of AED 4.48 million. That shows real demand for new villas on this corridor. It also gives buyers a registered price reference to compare against when Aldar publishes its list.

Aldar’s record in Dubai so far
- Haven was Aldar’s first Dubai community. Its first two phases sold out for AED 3.1 billion, Aldar said in November 2023. See Tranquillity at Haven.
- Athlon launched in May 2024 near Global Village with 1,492 townhouses and villas, priced from AED 2.8 million in the first phase.
- The Wilds launched in February 2025 along Sheikh Mohammed bin Zayed Road, opposite Global Village, with almost 1,700 mansions, villas and apartments. See Cassia at The Wilds.
- By February 2026 the joint venture had recorded AED 21.5 billion in sales.
Dubai Holding said Haven and Athlon units sold within hours of release. All Aldar projects we cover are on our Aldar developer page.
What it means for buyers and investors
Allocation will matter as much as price. When earlier Aldar launches sold within hours, the buyers who got units had registered early and had funds ready. Expect a registration of interest window before sales open.
The Blue Line is a 2029 story. Handover has not been announced. If handover lands close to the metro opening, residents get rail access early in the life of the community. If it lands earlier, residents will rely on the road network at first.
The market is slower than last year. Cavendish Maxwell figures reported by The National show Dubai residential sales of AED 72.6 billion in the third quarter of 2026, 47% below the same quarter of 2025, on 34,000 transactions, 38% fewer. Emery said the international side of the market has “just slowed a little bit”. A slower market usually gives buyers more time to compare payment plans before they commit.
Villas are scarce on this side of the city. Silicon Oasis registered no villa sales in the period. A large Aldar villa community would add a new type of stock to the area, with Greenz by Danube as the closest registered comparison.
A name on an unofficial website is not a project. Wait for the Aldar brochure, the DLD project registration and the escrow details.
Before you register interest, ask
- Is the project registered with the Dubai Land Department and RERA, and what is the escrow account?
- What is the payment plan, and how much is due before handover?
- At what paid percentage can you resell before handover?
- What is the estimated service charge per sq ft?
- What is the anticipated handover date, and how does it compare with the Blue Line opening in September 2029?
- Which phase are you buying, and is that phase’s price list published?
