Expo City Dubai Area Guide 2026
The permanent legacy of the Expo 2020 site, converted into a 4.38 square kilometre district with its own authority and free zone. It sits at the southern terminus of the Metro Red Line, which almost nothing else in southern Dubai can say. The first residents were due to arrive during 2026.

Living in Expo City Dubai
Expo City is not a conventional developer master community. It is a legally constituted zone and free zone created under Dubai Law No. 14 of 2022, with the Expo City Dubai Authority holding statutory power to determine land and property use inside it.
The site kept its Expo architecture. Al Wasl Plaza, the Terra sustainability pavilion, the Alif mobility pavilion, the Vision Pavilion, Jubilee Park, Garden in the Sky, the Surreal water feature and the Dubai Exhibition Centre are all still there, with country pavilions converted into offices. Residential neighbourhoods are layered around them.
The positioning is explicit: a car reduced fifteen minute city and the UAE first Green Innovation District, targeting roughly 35,000 residents and 40,000 professionals. There are 10 km of cycling tracks, a 5 km running track, 45,000 square metres of parks and car free districts.
Getting around
- Metro Expo Station is the southern terminus of the Red Line, with direct services toward Jebel Ali, Dubai Marina, Mall of the Emirates, Burj Khalifa, Business Bay and DXB Terminals 1 and 3. This is the single strongest practical argument for the district.
- Al Maktoum International Airport around 15 minutes per Property Finder, around 20 minutes per Bayut. The two disagree.
- Dubai Investments Park around 9 minutes. Dubai Parks and Resorts 15 to 20 minutes. Both Bayut editorial estimates.
- Highways E311, E11, E611 and E77.
- Downtown Dubai and DXB by car no credible published figure. Use the metro.
Schools and families
This is the honest weak point today. British Orchard Nursery has an Expo City branch. Beyond that, schools were still described as planned with details to be announced as of August 2024, and we could not verify a named K to 12 school operating on site.
On healthcare, American Hospital Dubai is building a purpose built Expo City Clinic with primary care, paediatrics, cardiology, obstetrics and gynaecology, orthopaedics, MRI, X ray, ultrasound, an on site pharmacy and one day surgery, opening across 2026 to 2027. There is no operating hospital on site today.
Families completing in 2026 should plan to commute out for both school and healthcare for at least the first year.
Shopping, dining and lifestyle
There is no named mall inside Expo City. Dubai Expo Mall, at around 65,274 square metres, sits in the adjacent Emaar and DWTC Expo Living precinct in Dubai South, which is a different address.
What Expo City has instead is the Expo estate itself. Al Wasl Plaza, Terra, Alif, Jubilee Park, the Surreal water feature and Garden in the Sky, plus the Dubai Exhibition Centre bringing events and footfall. For some buyers that is far more interesting than a mall. For others it is a district that empties between events.

Be careful with the published price data here, because it is not measuring what it appears to measure.

The important caveat. Property Finder Expo City filter aggregates sub communities including Terra Woods, Terra Gardens and Terra Heights, which Emaar states are in Expo Living, Dubai South, adjacent to but not inside Expo City. The AED 2,120 figure is therefore not a pure Expo City number and should not be treated as one.
Property types and buildings
Apartments of one to four bedrooms at Mangrove Residences and Sky Residences, townhouses, semi detached duets of four and five bedrooms, villas of three to five bedrooms in Expo Valley, and freehold serviced land plots of 7,500 to 12,500 square feet.
First freehold sales launched in March 2023. Handover of roughly 1,402 units was scheduled across 2026: Mangrove Residences 450 apartments in the first quarter, Expo Valley 532 units across the first to third quarters, and Sky Residences 420 apartments in the third quarter. Mangrove and Expo Valley were reported sold out.
What the developer does not tell you
The freehold registration pathway is not publicly documented. Law 14 of 2022 grants the Expo City Dubai Authority land use powers and expressly disapplies Dubai Municipality and DET powers inside the free zone. We could not locate a published Dubai decree adding Expo City to the designated freehold areas list, nor a published authority real property registration regulation. Establish in writing which registry issues your title, and how resale and mortgage registration will work, before you commit. This is the single most important open question about buying here.
No school and no hospital operating on site. The American Hospital clinic is dated 2026 to 2027 and schools were still unannounced as of August 2024.
Advertised prices are falling as supply completes. Average asking prices down 5.44 percent and price per square foot down 2.14 percent year on year, at exactly the moment around 1,400 units hand over.

Is Expo City Dubai freehold?
It is sold as freehold to Emiratis, expatriate residents and non resident foreign investors, and the March 2023 launch was reported as the first freehold sales of residential units there. However, the specific legal instrument is not publicly documented. Law 14 of 2022 creates the zone and free zone and gives the Expo City Dubai Authority land use powers, but we could not find a published decree adding Expo City to Dubai designated freehold areas. Confirm the registering authority and the title terms in writing before purchase.
How much does property in Expo City Dubai cost?
Launch pricing was from AED 1.2m at Mangrove Residences, from AED 1.8m at Sky Residences, AED 3.4m to over AED 15m in Expo Valley and from AED 11m for land plots. Current advertised prices average about AED 2.23m at AED 2,120 per square foot, but that portal figure mixes in Expo Living projects in Dubai South that are not inside Expo City.
What rental yield does Expo City Dubai offer?
No reliable figure exists. Most existing rental stock is Expo Village Residences, the former Expo staff housing, which is a different product from the new freehold units. Any blended yield you are shown is likely to be misleading.
