The median villa sold in Dubai in August 2026 cost AED 3,500,000. One in six of the 680 villa sales, 113 homes, was in a single masterplan: Damac Islands. Both figures come straight from the Dubai Land Department register.
That is about USD 953,029 at the fixed peg. The middle half of buyers paid between AED 2,650,000 and AED 4,800,000. The typical villa had 2,054 sq ft of registered area.
One warning before any table. The register has no townhouse category. Townhouses are registered as villas. So every figure below covers villas and townhouses together, and nobody can split them using this data alone.

Two and three bedroom registrations made up 262 sales, and 3 more were one bedroom units. Many of these are likely townhouses, but the register does not say so. Treat the bedroom table as the closest proxy you have.

Register labels hide familiar names. Emirate Living includes The Springs. Al Hebiah Sixth sales here were Mudon projects. Wadi Al Safa 5 includes Arabian Ranches III.

Ready villas cost more, and gave more space

60.6% of villa sales were off-plan. The ready median was AED 262,830 higher, and the ready villa was 437 sq ft bigger. The two groups sit in different places, so this is not a like for like price gap.

Method and limits
- Source: the Dubai Land Department transaction register for August 2026, 15,955 rows, downloaded 2 September 2026. August is the latest complete month.
- Villas are sales where PROP_SB_TYPE_EN is Villa. The register holds 693. We dropped the 10 registered as Land, because those are plots. We also dropped 3 Building rows below AED 500 per sq ft as non market. That leaves 680.
- Our site standard for homes is Unit sales. Villas are registered as Building, not Unit, so they are not in the 9,956 home sales we use elsewhere. This page uses its own villa filter.
- There is no townhouse category in the register. Townhouses count as villas here. The bedroom table is a proxy only.
- Area is ACTUAL_AREA in square metres times 10.7639. The register does not say whether a villa area is the plot or the built-up area, so we do not publish villa price per square foot.
- The lowest sale left in the data is AED 300,000 for a one bedroom unit in Wadi Al Safa 7. It passes our screen but may not be an arm’s length sale.
- The Damac Islands figure matches the words Damac Islands in PROJECT_EN. 24 villa sales have no project name.
- One month of data. A single launch can move the median. The register has no rents, so there are no yields here.
