The studio is better value per square foot than the one bedroom, which is unusual

Run the arithmetic on Binghatti’s published figures.

• Studio at AED 600,000 over roughly 387 square feet is about AED 1,550 per square foot
• 1 bedroom at AED 1,124,999 over 639 square feet is about AED 1,761 per square foot

The studio is roughly 12 percent cheaper per square foot. That is the opposite of the usual pattern. Across almost every other Binghatti building we hold, the studio is the most expensive space per foot because it is priced for rental yield.

Here it is not. For a yield investor that makes the studio the clear pick: the cheapest floor area in the building, in the unit type with the deepest tenant pool, delivered semi furnished.

Also note the AED 600,000 entry. That is the lowest price of any Binghatti unit we hold anywhere.

Semi furnished, and why that matters more than it sounds

Binghatti delivers Elite semi furnished. For a landlord that removes the fit out cost and, more importantly, removes the six to ten week gap between handover and first tenant.

On a AED 600,000 studio, six weeks of lost rent is real money against a small ticket. Semi furnished delivery is one of the few developer features that has a directly calculable effect on your return rather than only on lifestyle.

The handover date has passed

Binghatti publishes Q2 2026, which is behind us. Either the tower is complete and handed over, or the date has moved.

We confirm which in writing on every enquiry. If it is complete, you can inspect the unit, read the actual service charge and let it immediately, and the payment plan above is no longer the relevant structure.

Dubai Production City as a rental location

Dubai Production City, still widely called IMPZ, is Dubai’s media and printing free zone. Its tenant base comes from the media companies inside the zone plus the wider southern corridor.

Landmarks Binghatti lists within 10 to 15 minutes:

• Mall of the Emirates
• Dubai Marina
• Ibn Battuta Mall
• Expo City Dubai

Be straight about the trade. This is not a prestige address and it will not appreciate like Downtown. What it is, is one of the cheapest freehold entry points in Dubai with genuine employment led rental demand next door. Buy it for the income, not the exit.

Studios and one bedrooms only

There is no two bedroom, no three bedroom and no family stock in the building. Like Binghatti Skyhall in Business Bay, this is a rental yield product by design.

The consequence is the same one we give on every building of this type. Your unit competes with a large number of near identical ones when you sell. Underwrite the income, not the capital gain.

The payment plan, in cash terms

20 percent down, 50 percent during construction, 30 percent on completion.

On a AED 600,000 studio that is:

• AED 180,000 on completion

Add the Dubai Land Department fee of 4 percent, AED 24,000, plus registration and trustee fees.

Who Binghatti Elite suits

First time investors. AED 600,000 is the lowest Binghatti entry we hold, semi furnished, with a short or already complete wait.

Yield investors who have done the arithmetic. The studio is the cheapest floor area in the building, which is rare.

Buyers who want ready stock. Subject to confirming status, the published date has passed.

It suits you less if you want a family home, a prestige address, capital appreciation, or a Golden Visa. This building does none of those and it would be dishonest to suggest otherwise.

Dubai purchase costs

The Dubai Land Department charges 4 percent of the purchase price, plus registration and trustee fees. On a AED 600,000 studio the DLD fee is AED 24,000. There is no annual property tax.

Dubai Production City is a designated freehold area, so all nationalities can own outright.
