Read the two prices carefully
Binghatti publishes AED 1,050,000 as the entry price and AED 2,544,999 as the one bedroom entry. That is a large gap and it means the headline number is a studio.
We say that plainly because the difference between those two figures is AED 1.5 million, and a buyer who reads only the first one will price their whole plan wrong. If you want a one bedroom in Skyrise, budget from AED 2.5 million, not from AED 1 million.
The payment plan, in cash terms
Binghatti’s plan here is 20 percent on booking, 50 percent during construction, 30 percent on completion.
On a AED 1,050,000 studio that is:
- AED 210,000 on booking
- AED 525,000 spread across the build to Q4 2026
- AED 315,000 at handover
Add the Dubai Land Department fee of 4 percent, which is AED 42,000, plus registration and trustee fees. Budget for those on day one, not at handover.

The build is four basement levels, ground floor, five podium levels, 48 residential floors, two mechanical rooms and roof, across three towers.
Two things follow for a buyer. Height means a large share of units get an unobstructed Burj Khalifa or canal outlook, and floor level will drive price more than layout will. And a three tower scheme means orientation differs sharply between them, so ask which tower a unit sits in before you compare two prices.
Binghatti’s signature here is the diamond shaped crowns on the tower tops. That is the visual identity of the building and it is what makes it recognisable in the Business Bay skyline.

A short runway cuts both ways. Less time carrying construction risk, and rent starts sooner. Against that, the payment schedule is compressed into a shorter window, so the monthly cash requirement during construction is higher than on a 2028 project.
We confirm the current handover date and the exact payment schedule in writing with Binghatti before any reservation, rather than relying on a website figure.

Investors who want Business Bay. Highest search volume, metro connected, and a tenant base that already exists.
Buyers who want a short off plan wait. Q4 2026 is close.
