That level of detail is unusual and it means you can judge the timeline yourself rather than trusting a quarter.

The payment plan
Two options. A 50/50 plan with 20 per cent on booking, construction linked instalments and 50 per cent on completion. Or a three year post handover plan with 20 per cent on booking, staged instalments, 15 per cent on completion and the balance over three years.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.
What is actually there
Rooftop and infinity pool, indoor and outdoor gym, clubhouse, sauna and steam, jacuzzi, kids playground and kids zone, barbecue and outdoor dining, landscaped seating and EV charging. Fully furnished with Alexa smart home integration.
Dubailand in short
Dubailand is the wider district that contains Dubai Land Residence Complex. Entry prices are among the lowest in Dubai for new build apartments, which is the reason the Cove series exists.
Our read on Cove Edition I by Imtiaz
This is the Cove building to look at if you want Dubailand rental income soon rather than eventually. The three year post handover option is the interesting half of the offer, because 15 per cent on completion and the balance spread over three years means the asset can be earning rent while you are still paying for it. That structure only works if the handover date holds, and at 79 per cent with the structure complete, it probably does. Note the roman numeral. Cove Edition I is not Cove Edition 2 and the two hand over eight months apart.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.
