The payment plan
Imtiaz described flexible plans structured around construction milestones without publishing figures. The building is delivered, so purchases are resale.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.

Our read on Hyde Walk by Imtiaz
There is a contradiction on the developer’s site you should know about. The Hyde Walk project page still reads under construction with a Q3 2025 date, while Imtiaz’s own press release of 23 December 2025 announced Hyde Walk as handed over, its fifth delivery of that year. The press release is the more recent statement and we have treated the building as complete. If a broker sends you the project page as evidence it is still off plan, they are quoting a page the developer has not updated. Location is what you are buying here, and in Jumeirah Garden City that location is genuinely central.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.

Yes. Imtiaz’s press release of 23 December 2025 announced Hyde Walk as handed over and described it as the developer’s fifth delivery of 2025. The project page on the same site still shows an out of date under construction status.

What actually transacted in Jumeirah Garden City
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Jumeirah Garden City recorded 4,154 registered rental contracts and 100 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 88 per sqft against a ready sale price of AED 1,786 per sqft. That is a gross yield of 4.9% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Jumeirah Garden City moved +4.8% against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -5.9%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
