A 120 unit building spreads the same pool, gym and parking across a third of the residents. It also means far fewer directly identical units competing with yours on the rental market when you come to let it.
The trade is that a smaller building carries its service charge across fewer owners, so per unit running costs can sit higher than in a large scheme. We give you the actual figure before you sign, not an estimate.
Where Plaza 2 sits in Masdar City
Masdar City is Abu Dhabi’s sustainable urban district, built next to Abu Dhabi International Airport and roughly midway between the airport and Yas Island. It is a designated investment zone, so all nationalities can own freehold.

Masdar City sits under Mubadala, the Abu Dhabi sovereign investor. Tenant demand comes from the airport corridor, the technology cluster and the Mohamed bin Zayed University of Artificial Intelligence. That is employment led demand rather than speculative.
Abu Dhabi charges no annual property tax. Registration is 2 percent of the purchase price against 4 percent in Dubai. On a AED 500,000 home that is AED 10,000 rather than AED 20,000.

What Abu Dhabi actually registered
These figures are published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate. They are not asking prices.
Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.
Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.
The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.
