622 homes on 4,771 square metres

That is a high density building and it is worth understanding what it means before you buy.

Density buys you two things. Price, because the land cost per home is spread thin, which is why a one bedroom on Al Reem Island starts at AED 835,000 here. And amenity funding, because a large owner base can support facilities a small building cannot.

What it costs you is competition. When you come to sell or let, you are competing with a large number of similar units in your own building. The way to manage that is to buy a format that is scarce inside the stack. In Vista 3 that means the penthouse layouts and the five bedroom homes, not the volume one and two bedrooms.

Where Vista 3 sits on Al Reem Island

Al Reem Island is the freehold island immediately off the Abu Dhabi mainland, connected by three bridges, with a large established residential population.

Travel times published by the developer:

  • Abu Dhabi Mall, 5 minutes
  • Al Reem Mall, 5 minutes
  • Galleria Mall, 10 minutes
  • Sorbonne University Abu Dhabi, 10 minutes
  • Al Aziz Mosque, 10 minutes
  • Al Reem Central Park, 10 minutes
  • Delma Park, 10 minutes
  • Abu Dhabi Central Bus Station, 10 minutes
  • Abu Dhabi beach, 15 minutes
  • Louvre Abu Dhabi, 15 minutes

The Sorbonne campus and Al Reem Central Park are the two that matter for a landlord. One supplies tenants, the other is why families stay.

What you can buy at Vista 3

  • 1 bedroom homes at the entry price, the volume stock
  • 2 and 3 bedroom homes, the family core, with penthouse versions of both
  • 4 bedroom homes, standard and penthouse
  • 5 bedroom homes, the largest and the rarest in the building

A five bedroom apartment on Al Reem Island is unusual stock. Very few buildings on the island go that large, which is exactly why it does not compete with the rest of the supply.

Prices and what the stage means

Entry is AED 835,000 at 33.17 percent complete. The structure is rising but there is meaningful build time left.

At this stage payment terms are usually longer and pricing lower than on near finished stock. Against that you carry construction and delivery risk for the remaining programme, and you buy from drawings rather than a finished home.

We do not publish a price per square foot for this project. The developer does not release a size band we can verify against registered sales, and we will not print a figure we cannot support. On enquiry we send the live availability sheet with exact size, floor, format and price.

Amenities

  • Large swimming pool

Who Vista 3 suits

Buyers who want Al Reem Island at a low entry. AED 835,000 for a one bedroom on the island is a competitive number.

Buyers who want a scarce format. The five bedroom homes and the penthouse layouts are the units that behave differently on resale.

Investors with a medium horizon. At a third built, delivery is closer than a launch but not imminent.

It suits you less if you want a small building. 622 homes on 4,771 square metres is dense, and if that matters to you then Marlin 1 at 246 units or Marlin 2 at 164, both on the same island, are the honest alternatives.

Al Reem Island as an investment location

Al Reem Island is one of Abu Dhabi’s original designated investment zones and the closest freehold island to the city centre. Reem Mall, Cleveland Clinic Abu Dhabi, Sorbonne University Abu Dhabi and Al Reem Central Park are all built and operating.

Abu Dhabi charges no annual property tax. Registration is 2 percent of the purchase price against 4 percent in Dubai. On a AED 835,000 home that is AED 16,700 rather than AED 33,400.

How does Vista 3 compare with Marlin 1 and Marlin 2?

The Marlins are smaller buildings with larger minimum units.

Who is the developer of Vista 3?

Reportage Properties, an Abu Dhabi developer that builds and delivers its own projects across the UAE.

What Abu Dhabi actually registered

In the first half of 2026, Al Reem Island recorded AED 10.5 billion in residential sales, and it holds about 27,500 units, the largest stock of any investment zone in Abu Dhabi. That figure is published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate.

Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.

Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.

The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.

Where this comes from, and what it does not yet tell you. Every figure on this page is from the Abu Dhabi Real Estate Market Report H1 2026, published by ADREC on 18 August 2026. It is district level and half yearly, so it is not the unit level record we publish for Dubai communities. We have applied for direct ADREC data access and will publish Abu Dhabi at the same depth as Dubai once it is granted. We would rather tell you the limit of what we know than dress a half year figure up as something finer.
