No studios, no one bedrooms
Royal Park starts at two bedrooms. There is no studio and no one bedroom anywhere in the 844 units.
That is a deliberate departure from the rest of Reportage’s Masdar City stock. Oasis Residences, Plaza 1, Plaza 2 and The Gate all start at studios and all start at AED 500,000. Royal Park starts at AED 720,000 because the smallest thing you can buy is bigger.
For an investor the consequence is straightforward. In a district where the rental market is dominated by studios and one bedrooms, an 844 unit community of larger family homes competes in a much thinner field.
Where Royal Park sits in Masdar City
Masdar City is Abu Dhabi’s sustainable urban district, next to Abu Dhabi International Airport and roughly midway between the airport and Yas Island. It is a designated investment zone, so all nationalities can own freehold.

Prices and what the stage means
Entry is AED 720,000 at 14.9 percent complete. This is an early stage community.
Early stage means first pricing, the longest payment runway of the project’s life and first choice of position within the site. It also means you carry the full remaining construction and delivery period.
We do not publish a price per square foot for this project. The developer does not release a size band we can verify against registered sales, and we will not print a figure we cannot support. On enquiry we send the live availability sheet with exact size, layout, position and price.
Amenities
- Large swimming pool
- Kids swimming pool
- Gymnasium
- Kids play areas
- Central plaza
- Barbecue areas
The central plaza is the structural piece. In a community of 844 family homes a shared central space is what stops it functioning as a car park with buildings around it, and it is consistent with how Masdar City was planned for walking.
Who Royal Park suits
Family buyers in Masdar City. Two to four bedrooms only, in a district where most new supply is small.
Investors avoiding the studio market. Larger stock, thinner competition, longer tenancies.
Buyers with a longer horizon. At 14.9 percent complete this is a wait and should be planned as one.
It suits you less if you want the AED 500,000 entry point. For that, Reportage has completed and near complete studio stock elsewhere in Masdar City, and we will show you those instead rather than push you into a bigger ticket.
Masdar City as an investment location
Masdar City sits under Mubadala, the Abu Dhabi sovereign investor. Tenant demand comes from the airport corridor, the technology cluster and the artificial intelligence university on its doorstep. That is employment led demand rather than speculative.
Abu Dhabi charges no annual property tax. Registration is 2 percent of the purchase price against 4 percent in Dubai. On a AED 720,000 home that is AED 14,400 rather than AED 28,800.

What Abu Dhabi actually registered
These figures are published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate. They are not asking prices.
Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.
Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.
The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.
Where this comes from, and what it does not yet tell you. Every figure on this page is from the Abu Dhabi Real Estate Market Report H1 2026, published by ADREC on 18 August 2026. It is district level and half yearly, so it is not the unit level record we publish for Dubai communities. We have applied for direct ADREC data access and will publish Abu Dhabi at the same depth as Dubai once it is granted. We would rather tell you the limit of what we know than dress a half year figure up as something finer.
