Why Saadiyat Island carries that price

Saadiyat Island is Abu Dhabi’s cultural district and its most expensive residential address. Louvre Abu Dhabi opened there in 2017. Zayed National Museum and Guggenheim Abu Dhabi are on the same cultural axis, alongside NYU Abu Dhabi, the Saadiyat beach clubs and the island’s protected turtle nesting beaches.

Supply is the other half of the story. Saadiyat is deliberately low density. Residential plots are limited and released slowly, which is precisely why pricing there does not track the rest of the emirate.

  • Guggenheim Abu Dhabi, 10 minutes
  • Louvre Abu Dhabi, 10 minutes

89 homes is the point

Reportage’s other buildings run to 348, 463, 612 and 772 units. Sensi holds 89.

At that count the building is a boutique product rather than a volume one. Fewer residents share the pool, the gym and the parking. More importantly, when you come to sell, you are not competing with hundreds of identical units in your own building, which is the single most common reason resale prices get pushed down in large Abu Dhabi schemes.

There is no studio and no one bedroom. This is not a rental yield building and it would be dishonest to sell it as one.

Buyers who want scarcity. 89 homes on Abu Dhabi’s most supply constrained island is genuinely limited stock.

It suits you less if you are chasing rental yield, if you need a home soon, or if you will not buy without seeing a finished product. All three point away from this building.

Abu Dhabi purchase costs

Abu Dhabi charges no annual property tax. Registration is 2 percent of the purchase price, against 4 percent in Dubai. On a AED 2.8 million home that is AED 56,000 rather than AED 112,000.

Saadiyat Island is a designated investment zone, so all nationalities can own freehold here.
