Payment Plan
At launch in November 2021, Dubai South Properties advertised a 5% down payment, with the rest split between construction and the two years after completion. The release described that split as 50% during construction and 50% over two years after completion. All developer stock sold out by February 2022.
Note: Since developer stock is sold out, secondary market buyers must negotiate the remaining post-handover installments with the seller or settle the full amount for a clean title.
Floor Plans
The Pulse Beachfront homes range from 2,600 to 4,800 sq ft of living space across three, four and five bedrooms, according to Dubai South Properties in April 2022. Phase 2 was released as premium four and five bedroom villas, each with a three car garage and a roof terrace.
Note: “Beachfront” units are specifically characterized by their G+1+Roof Terrace design and larger plot sizes compared to standard Pulse villas.
Why Invest in The Pulse Beachfront Phase 2
- Rental income from day one: the homes are ready, so a buyer can lease straight away. Ask us for recent Dubai South rents.
- Amenities: a lagoon, artificial beach, half Olympic pool, gym, squash, tennis and padel courts, a water park, kids club and supermarket, per Dubai Media Office in August 2024.
- Resort-Style Value: The man-made lagoon and private beach access are rare features for this price point in Dubai, ensuring high tenant demand.
- Post handover balances: the launch plan put half the price after completion, so some resale units may still carry a balance. Check each sale agreement.
- Strategic Proximity: Being within walking distance of Expo City makes this a prime location for professionals working in the surrounding free zones.

Registered rents in Dubai South moved +7.9 against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads +0.0%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
