Construction progress
This matters more here than on a project from an established developer, because Blossom 76 is Tranquil Infra’s flagship building and buyers are right to ask. The answer is checkable rather than promised.
As at mid 2026 the superstructure is complete to level 13. Parking levels are in MEP, masonry and painting. Typical floors are in masonry, plastering and MEP. The developer publishes progress footage and we will send the current update with any enquiry.
Unit types and sizes
| Type | Size range | Notes |
|---|---|---|
| Studio | 410 to 495 sq ft | Entry unit in the building |
| One bedroom | 843 sq ft | Compact layout |
| One bedroom plus study | 958 sq ft | Available now through Cresco |
| One bedroom plus study | 1,041 sq ft | Largest one bedroom layout |
| Two bedroom | 1,232 to 1,451 sq ft | Some with laundry and study |
Why the 958 layout is the one to look at
A standard one bedroom in JVC is usually 700 to 800 sq ft. The 958 sq ft layout at Blossom 76 gives you a separate study on top of the bedroom and living space, which is a working room rather than a corner of the lounge. It does that without crossing into two bedroom pricing, because the entry two bedroom in this building starts at 1,232 sq ft.
Selected units include a private plunge pool on the terrace. That is unusual at this price in JVC and it is the single feature buyers respond to fastest.
What JVC actually costs in 2026
Most project pages will not tell you this. We think you should be able to check the price you are being quoted against the market before you commit to anything.

Payment and financing
Payment structures on this building vary by unit and by when the unit was booked. Rather than publish a plan that may not be the one available to you, ask us and we will send the exact schedule for the specific apartment.
One point worth knowing before you sign anything off plan in Dubai. The Central Bank caps mortgages on off plan property at 50 per cent loan to value, and at handover the bank lends against its own valuation rather than your contract price. We wrote about what that costs at completion in the off plan mortgage cash gap, and about how off plan compares with ready property in this 2026 comparison.

April 2027. Earlier marketing material for this project circulated with a Q1 2027 date and some listings still show March 2027. April 2027 is the contractual date. Always confirm the handover date written in your own sale and purchase agreement rather than the one on a brochure.
Who is the developer of Blossom 76?
Tranquil Infra Developers, a boutique Dubai developer led by Dr Sharad Nair and Aditya Khurana. Blossom 76 is their flagship JVC project and they are also building Blossom 40 in Majan. Because it is an early project, ask for the construction progress and the escrow registration rather than taking the brochure on trust. Both are available and we will send them.
How much is a one bedroom in Blossom 76?
The 958 sq ft one bedroom plus study starts at AED 1,340,000 through Cresco, which is AED 1,399 per square foot. For context the JVC apartment average was AED 1,507 per square foot in July 2026 according to Bayut.
Do the apartments have a plunge pool?
Selected units do. Not every apartment in the building has one, so confirm it against the specific unit number and floor plan before you commit. We will tell you which of the available units include it.

Mortgages and gift transfers are excluded because they are not arms length sales. Sizes are converted from square metres at 10.7639 sq ft per sq m. The entry price shown for this project is our advertised starting price and is not a registered transaction. Community figures are medians across every project in the community, not this project alone. We do not publish a price per square foot for this project because advertised size ranges are not a reliable basis for that calculation.
What actually transacted in Jumeirah Village Circle
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Jumeirah Village Circle recorded 31,652 registered rental contracts and 4,615 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 93 per sqft against a ready sale price of AED 1,319 per sqft. That is a gross yield of 7.1% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Jumeirah Village Circle moved +5.7 against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -6.3%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| Studio | 8,583 | 49,550 | 112 | +5.9 |
| 1 bedroom | 17,401 | 70,459 | 88 | +6.1 |
