Jumeirah Village Circle is Dubai’s most popular mid-market community, a large, self-contained circle of low-to-mid-rise apartments, townhouses and villas in the heart of new Dubai. It is the city’s go-to for affordable entry prices and some of its highest rental yields, which makes it a favourite of first-time and yield-focused investors.

Many off plan listings quote a starting price rather than a price for a specific unit, so we do not publish an advertised price per square foot from this data. For price per square foot use the registered Dubai Land Department figures above, which come from completed sales.
Living in JVC
JVC is a self-contained circle of quiet residential streets, community parks and a growing retail scene anchored by Circle Mall. It sits centrally between Dubai Marina, Downtown and Sports City, and offers space and community at a fraction of prime-area prices. The trade-off is a district that is still maturing, there is ongoing construction, no Metro, and internal-road congestion at peak, and quality varies sharply between developers.
Getting around
- By car: Al Khail Road and Sheikh Mohammed Bin Zayed Road give quick access, roughly 15 to 20 minutes to Marina and Downtown.
- Metro: none currently; the community is car-dependent.
Schools & families
JVC has become genuinely family-friendly, with schools and nurseries inside the community, parks and playgrounds, and Circle Mall for everyday needs, all at a price point families can actually afford. It is one of the better-value family options in central Dubai.
Shopping, dining & lifestyle
- Circle Mall, the community’s own mall, with retail, a supermarket and dining.
- Community parks, landscaped parks and play areas throughout the circle.
- Nearby, a short drive to Mall of the Emirates and Dubai Marina for full-scale retail and beach.
The investor view
JVC is the yield engine of mid-market Dubai, low entry prices and constant tenant demand push gross yields into the 7% range, among the best in the city for apartments.
What it earns, from the tenancy register
These are not estimates. Over the last twelve months 31,652 tenancy contracts were registered with the Dubai Land Department in Jumeirah Village Circle, at an average of AED 70,974 a year, which is AED 93 per square foot. Registered rents moved +5.7% against the twelve months before.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| Studio | 8,583 | 49,550 | 112 | +5.9 |
| 1 bedroom | 17,401 | 70,459 | 88 | +6.1 |
| 2 bedroom | 5,090 | 101,041 | 81 | +5.6 |
| 3 bedroom | 555 | 138,833 | 78 | +7.1 |
| All apartments | 31,652 | 70,974 | 93 | +5.7 |
Against a registered ready sale price of AED 1,319 per square foot, that is a gross yield of 7.1% on ready stock. We divide registered rent by ready sale price, never by an off plan launch price, because you cannot rent a home that has not been handed over.
Check the shorter window before you commit. On the most recent three months of contracts the same community reads -6.3%. Summer seasonality and a smaller sample both sit inside that figure, and we publish it rather than quote only the number that flatters the market.
