Terra Gardens at Expo Living

STARTS FROM

Terra Gardens at Expo Living is a collection of one to three bedroom apartments and three bedroom townhouses by Emaar, in Madinat Al Mataar, beside Expo City. Emaar positions Terra Gardens as a community where modern design and nature move as one, with every path, scenic trail and courtyard planned to bring residents closer to tranquility. The release carries a meditation and yoga garden and sustainable architecture across lush landscaped grounds.

Prices at Terra Gardens start from AED 1.55 million, which is approximately USD 422,000 at the fixed dirham peg of 3.6725. The release is registered with the Dubai Land Department with a scheduled completion of 31 October 2029, it holds a confirmed regulator controlled escrow account, and the register records 561 homes in this phase.

Why the Price Matters Here

Terra Gardens starts at AED 1.55 million, which is USD 422,000. That number deserves a moment because it sits in the part of the Dubai market that almost no marketing talks about.

On the August 2026 Dubai register we analysed 9,971 clean apartment sales. 76.3 per cent of them were under USD 500,000 and 40.7 per cent were under USD 250,000. Only 5.9 per cent were above USD 1 million. The market people write about and the market that actually transacts are not the same market.

Terra Gardens sits inside the thickest band of real transactions, from the developer with the longest delivery record in Dubai, in the district with the highest registered sales volume. That combination is unusual. Our full working is in the Dubai price bands in US dollars report.

Features & Amenities

Terra Gardens sits inside the Expo Living masterplan, so the amenity is a masterplan commitment rather than a building level extra.

  • Dubai Expo Mall, 65,274 square metres, by Emaar
  • Expo Village Park, the community green space
  • Direct adjacency to Expo City, the innovation district
  • Landscaped courtyards and scenic trails
  • Meditation and yoga gardens
  • Community pools and fitness facilities

Expo Living covers 454,747 square metres in total, of which 357,000 square metres is residential space. The anchor is the 65,274 square metre Dubai Expo Mall by Emaar. The community sits directly against Expo City, which is the permanent legacy district of Expo 2020 and now a working innovation and business hub rather than an empty site.

Location & Connectivity

Expo Living sits in Madinat Al Mataar, beside Expo City and a short drive from Al Maktoum International Airport, with access via Emirates Road and Sheikh Mohammed Bin Zayed Road.

The number that matters here is transaction volume. In August 2026, Madinat Al Mataar registered 1,727 apartment sales, more than Downtown Dubai, Dubai Marina, Palm Jumeirah, Dubai Hills Estate and Business Bay combined. This is currently the highest volume residential registration area in Dubai.

Our August 2026 analysis put the Madinat Al Mataar airport district at around AED 1,759 per square foot, against AED 2,705 in Downtown Dubai and AED 2,248 in Dubai Marina. The Expo adjacency is the differentiator within that, because the mall and the innovation district are built rather than promised.

Terra Gardens Handover Date

The completion date registered with the Dubai Land Department for Terra Gardens is 31 October 2029. That is the date filed with the regulator, not a sales floor estimate, and it is the figure we will always quote you.

A registered completion date is a schedule, not a guarantee. Dubai has significant handover volume arriving through 2027 and 2028, and a 2029 completion sits beyond the heaviest part of that wave. We track the register monthly and we will tell you if the filed date moves.

One note on construction progress, because it is widely misread. The Dubai Land Department register shows a completion percentage against each project, and it shows zero for this one. We checked whether that means work has not started. It does not. The field updates only on physical inspection, and across the register the figure goes stale fast. Of projects inspected within the last 90 days, 32 per cent read zero. Of projects last inspected more than a year ago, 100 per cent read zero. Treat the percentage as an inspection date artefact, not as a construction status.

Terra Gardens Payment Plan

Emaar issues the payment plan for Terra Gardens per unit through its own booking system rather than publishing a single schedule on the project page. Emaar structures at this price point are typically construction linked with a balance due at handover, but the split for the specific unit you are considering should come from Emaar or from us in writing, never from a portal listing.

Ask us for the current payment schedule and we will send the developer’s own document. Remember to add the 4 per cent Dubai Land Department registration fee and the Oqood registration cost to your entry number. On AED 1.55 million that is around AED 62,000 in DLD fees alone, which marketing headlines routinely leave out.

If you are weighing off plan against ready stock, one figure is worth knowing first. On the August 2026 Dubai register, off plan sold at a 33.1 per cent premium per square foot over identical ready homes in the same community and the same bedroom count. The commonly quoted premium is around 21 per cent, and that number understates it because it compares different locations. Our full working is published in the matched off plan premium report.

Terra Gardens Floor Plans

Emaar has not released unit level floor plans with stated internal areas publicly for Terra Gardens at the time of writing. We hold the developer material as it is issued. Request the floor plan pack for the one, two or three bedroom apartment layouts or the three bedroom townhouse and we will send what Emaar has released, with built up areas stated exactly as the developer states them.

We will not send you a redrawn plan from a portal. If a plan reaches you from us it came from the developer.

Why Invest in Terra Gardens

The entry price is where the market actually is. AED 1.55 million at USD 422,000 puts you in the band that carries three quarters of Dubai apartment transactions. Liquidity at resale is a function of how many buyers can afford your unit, and at this price the answer is most of them.

The escrow position is confirmed, not assumed. Terra Gardens holds a regulator controlled escrow account recorded with the Dubai Land Department. Under Dubai Law No. 8 of 2007, buyer payments into a registered escrow are released against verified construction progress, and Article 9 places those funds beyond the reach of the developer’s other creditors.

The district has the deepest registered volume in Dubai. Madinat Al Mataar recorded 1,727 apartment sales in a single month, more than the five best known communities in Dubai combined. Rental demand and resale liquidity both follow volume like that.

The release size is known. 561 homes are recorded in this phase. Release size tells you how much competing stock hits the resale market at the same moment your unit does, and it is a number most listings never mention.

Supply context, stated honestly. Emaar alone has more than 2,200 registered units arriving in this district across its current releases, and the wider Madinat Al Mataar register holds far more. Deep demand and heavy supply are both true. Treat the rental yield case as the primary one rather than short term price movement, and price your exit with the 2029 and 2030 handover wave in view.

FAQs About Terra Gardens at Expo Living

AED 1.55 million, per Emaar’s published figure. At the fixed peg of 3.6725 that is approximately USD 422,000.

What unit types are available at Terra Gardens?
One to three bedroom apartments and three bedroom townhouses.

When is handover at Terra Gardens?
The completion date registered with the Dubai Land Department is 31 October 2029. That is the scheduled date on the public register, not a confirmed handover.

Yes. A regulator controlled escrow account is confirmed on the Dubai Land Department register for this project.

How many homes are there at Terra Gardens?
561, per the Dubai Land Department project register.

Emaar issues it per unit rather than publishing one schedule. We will send the developer’s own payment schedule on request, with the 4 per cent DLD fee included in the working.

Does Terra Gardens qualify for the Golden Visa?
The UAE property investment threshold is AED 2 million. Terra Gardens starts below that, so a single unit at the entry price would not meet it on its own. Combined holdings can qualify, subject to the applicable government requirements. Ask us and we will map it against what you are buying.

Can a foreign national buy at Terra Gardens?
Yes. Expo Living sits in a designated freehold area, which means non UAE nationals can hold permanent, transferable ownership with inheritance rights.

How large is Expo Living?

What actually transacted in Dubai South

Before you judge a launch price, look at what the community around it registered. Over the last twelve months Dubai South recorded 5,845 registered rental contracts, all filed with the Dubai Land Department. These are signed contracts, not asking prices.

Registered rents in Dubai South moved +7.9 against the twelve months before.

The shorter window disagrees. On the most recent three months of contracts the same community reads +0.0%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
