The tagline Sol uses is your place, your trace, and the product is aimed at buyers who want villa specification without leaving the JVC address.

The Dubai Land Department registers the two phases separately. Sol Terra Casa I holds 13 homes and Sol Terra Casa II holds 11, 24 between them. Both carry a filed completion of 15 June 2028 and a confirmed regulator controlled escrow account. This is one of the smallest registered releases in Dubai, and that is the point of it.

Sol Terra Casa Payment Plan

Sol publishes the full schedule openly, which most developers at this size do not, so we can print it rather than promise it.

  • 10 per cent initial payment on booking
  • 10 per cent down payment within 30 days of booking
  • 10 per cent at 6 months from the sale and purchase agreement
  • 10 per cent at 12 months from the SPA
  • 10 per cent at 18 months from the SPA
  • 10 per cent at 24 months from the SPA
  • 40 per cent on handover

Read what that actually means. You pay 20 per cent inside the first month, then 10 per cent every six months across two years, and 40 per cent lands at handover in mid 2028. Sixty per cent is paid before you get keys, which is a heavier construction phase commitment than the 40 / 60 plans elsewhere on the market, but it also means less exposure to a single large balloon payment at the end.

Add the 4 per cent Dubai Land Department registration fee and the Oqood cost to your entry number. Both sit on top of the purchase price and neither appears in a headline payment plan.

If you are weighing off plan against ready stock, one figure is worth knowing first. On the August 2026 Dubai register, off plan sold at a 33.1 per cent premium per square foot over identical ready homes in the same community and the same bedroom count. It is a structural decision taken at design stage, it cannot be retrofitted cheaply, and it materially changes who the home works for, including older buyers and multigenerational families. Sol Terra Casa sits in District 11 of Jumeirah Village Circle, which the Dubai Land Department records as Al Barsha South Fourth. JVC is one of the most liquid residential districts in Dubai, sitting between Al Khail Road and Sheikh Mohammed Bin Zayed Road with Dubai Marina, Dubai Hills Estate and Downtown all within a straightforward drive.

Liquidity is the argument here. In our August 2026 analysis of 9,971 registered apartment sales, Jumeirah Village Circle recorded 691 transactions, the third highest of any community in Dubai and more than Downtown Dubai, Dubai Marina and Palm Jumeirah individually. Median pricing came in around AED 1,428 per square foot, against AED 2,705 in Downtown and AED 2,717 on Palm Jumeirah.

Those are apartment figures and Sol Terra Casa is a townhouse, so treat them as evidence of how actively the district trades rather than as a price comparison. What they tell you is that if you need to sell in JVC, there are buyers.

Sol Terra Casa Handover Date

The completion date registered with the Dubai Land Department for both Sol Terra Casa I and Sol Terra Casa II is 15 June 2028. That is the date filed with the regulator, not a sales floor estimate.

A registered completion date is a schedule, not a guarantee. A mid 2028 handover sits inside the heaviest part of Dubai’s current delivery wave, which is worth factoring into your exit planning rather than ignoring. We track the register monthly and we will tell you if either filed date moves.

Sol Terra Casa Floor Plans

Sol publishes the room programme for the townhouses but has not released dimensioned floor plans with stated internal areas openly at the time of writing. Request the floor plan pack and we will send what Sol has released, with plot and built up areas stated exactly as the developer states them.

We will not send you a redrawn plan from a portal. If a plan reaches you from us it came from the developer.

Why Invest in Sol Terra Casa

The release is genuinely small. 24 homes across both phases. Almost everything else on the 2026 Dubai villa register runs to hundreds or thousands of units. Release size decides how much competing stock hits the resale market at the moment you want to sell, and 24 is about as favourable as that number gets.

The escrow position is confirmed on both phases. Sol Terra Casa I and II each hold a regulator controlled escrow account recorded with the Dubai Land Department. Under Dubai Law No. 8 of 2007, buyer payments into a registered escrow are released against verified construction progress, and Article 9 places those funds beyond the reach of the developer’s other creditors.

The payment plan is published. Sol sets out all seven milestones openly. You can model the cash flow before you commit rather than after, which is not true of most releases we cover.

The specification is hard to copy. A private elevator and a rooftop plunge pool in a JVC townhouse are structural features, not finishes. A later competitor cannot add them without rebuilding.

Supply context, stated honestly. JVC is a very high volume district and it is absorbing large apartment supply through 2027 and 2028. The townhouse segment within it is far thinner, which is where the case for this release sits. Treat it as a scarcity and specification argument rather than a market growth one.

Before you judge a launch price, look at what the community around it registered. Over the last twelve months Jumeirah Village Circle recorded 31,652 registered rental contracts and 4,615 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.

Rent registered at AED 93 per sqft against a ready sale price of AED 1,319 per sqft. That is a gross yield of 7.1% on ready stock in this community.

We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.

Registered rents in Jumeirah Village Circle moved +5.7 against the twelve months before.

The shorter window disagrees. On the most recent three months of contracts the same community reads -6.3%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
