Taormina Village 2 is the second registered phase of Reportage Properties’ Taormina Village, in Wadi Al Safa 3, Dubailand. Reportage describes the community as an exquisite collection of white facade villas and townhouses where simplicity meets sophistication, built around landscaped open space rather than around a tower podium.
The Dubai Land Department registers Taormina Village 2 separately, with 308 villas, a filed completion of 6 July 2029 and a confirmed regulator controlled escrow account. Prices across Taormina Village start from AED 3.3 million, which is approximately USD 899,000 at the fixed dirham peg of 3.6725.

How Phase 2 Fits the Masterplan, and Why the Numbers Now Agree
Reportage currently states that Taormina Village holds 838 villas and townhouses in total, on a 148,638 square metre plot. Most listings still describe Taormina Village as a 530 home community, which was correct for the first phase.
The Dubai Land Department registers the second phase at 308 villas. 530 plus 308 is 838. That reconciles exactly with Reportage’s own current figure, which confirms Taormina Village 2 is the second phase of the same masterplan rather than a separate project with a similar name.
We publish that working because it is the sort of thing that is easy to get wrong. If a listing tells you Taormina Village is 530 homes, it is describing the community as it stood before this phase was registered.
Features & Amenities
Reportage plans Taormina Village around family and community facilities rather than a single clubhouse.
- Swimming pool and a separate kids swimming pool
- Gymnasium and a dedicated yoga area
- A giant chess area and BBQ stations
- Kids playground and landscaped open space
- Retail areas inside the community
- Private parking to each home
The architectural signature is the white facade with planted terraces, which Reportage uses across the community to blur the line between indoor and outdoor space. On a 148,638 square metre plot holding 838 homes, the density is moderate for Dubailand.
Location & Connectivity
Taormina Village sits in Wadi Al Safa 3, inside the Dubailand belt on Sheikh Mohammed Bin Zayed Road. Dubailand is planned as a district that brings residential communities, leisure attractions, schools and everyday services together, and it is one of the highest volume areas for townhouse and villa demand in Dubai.
For a family buyer the relevant point is that Dubailand puts you on a major artery with school and retail provision already built, at a price per home well below the inner ring. For an investor the relevant point is depth of demand. Dubailand is where a large share of Dubai’s mid market family stock actually trades.
Taormina Village 2 Handover Date
The completion date registered with the Dubai Land Department for Taormina Village 2 is 6 July 2029. That is the date filed with the regulator, not a sales floor estimate.
Reportage publishes Taormina Village as 19.4 per cent complete, which is a real construction figure rather than the Dubai Land Department percentage field, and it is consistent with a 2029 delivery. A registered completion date is still a schedule rather than a guarantee. We track the register monthly and we will tell you if the filed date moves.
Taormina Village 2 Payment Plan
Reportage has not published a payment schedule for Taormina Village 2 on its public project page. Reportage typically runs accessible construction linked plans on this community, but the specific split for this phase should come from Reportage or from us in writing, never from a portal listing.
Ask us for the current payment schedule and we will send the developer’s own document. Remember to add the 4 per cent Dubai Land Department registration fee to your entry cost. On AED 3.3 million that is AED 132,000, which headline pricing routinely leaves out.
If you are weighing off plan against ready stock, one figure is worth knowing first. On the August 2026 Dubai register, off plan sold at a 33.1 per cent premium per square foot over identical ready homes in the same community and the same bedroom count. The commonly quoted premium is around 21 per cent, and that number understates it because it compares different locations. Our full working is published in the matched off plan premium report.
Taormina Village 2 Floor Plans
Reportage publishes floor plan sets for the three bedroom townhouse, the four bedroom townhouse and the five bedroom townhouse, the last in Type A and Type B layouts, along with a masterplan and a factsheet. Request the pack for the layout you are considering and we will send what Reportage has released, with plot and built up areas stated exactly as the developer states them.
We will not send you a redrawn plan from a portal. If a plan reaches you from us it came from the developer.
Why Invest in Taormina Village 2
The escrow position is confirmed, not assumed. Taormina Village 2 holds a regulator controlled escrow account recorded with the Dubai Land Department. Under Dubai Law No. 8 of 2007, buyer payments into a registered escrow are released against verified construction progress, and Article 9 places those funds beyond the reach of the developer’s other creditors.
Phase one is already building. Reportage publishes 19.4 per cent construction progress across Taormina Village. Buying a later phase beside a community that is visibly under construction is a materially different risk from buying a first phase on open land.
The release size is known and it is modest. 308 villas in this phase, 838 in the whole community. That is a manageable volume arriving at resale compared with the multi thousand home masterplans elsewhere on the 2026 register.
Supply context, stated honestly. Dubailand is absorbing very large townhouse and villa volumes through 2028 and 2029. Deep demand and heavy supply are both true here. Treat the rental yield case as the primary one and price your exit with the 2029 handover wave in view.
