Dubai Sports City Area Guide 2026
A 50 million square foot community built around working sports institutions rather than a mall or a marina. The International Cricket Council has its headquarters here. Around 70,000 people live here. It is also the cheapest per square foot of any established freehold community we cover, and there are reasons for that.

Living in Dubai Sports City
Dubai Sports City sits in Al Hebiah Fourth, with its main gate on Sheikh Mohammed Bin Zayed Road E311 and further access from Al Khail Road and Hessa Street. Golf Course Drive is the internal spine.
What separates it from most Dubai communities is that the sport is real and operating, not a marketing theme. The International Cricket Council has its headquarters here. The ICC Academy, Dubai International Stadium at 25,000 seats, The Els Club designed by Ernie Els and managed by Troon, Rugby Park, and ISD Dubai Sports City with six indoor padel courts and Dubai only full size indoor pitch are all on site. United FC, a UAE Division 1 club managed by Andrea Pirlo, is based here.
Residential splits cleanly in two. Victory Heights is a low density golf villa district of roughly a thousand homes across seven villages. Everything else is a dense band of mid rise apartment towers around Sports Village and Canal Residence West.
Getting around
- DXB airport about 27 minutes, Bayut editorial estimate.
- Dubai Marina about 22 minutes, Bayut editorial estimate.
- Downtown Dubai and DIFC no credible published figure exists, so we are not going to invent one.
- Metro there is no station and none is planned. Nearest is Dubai Internet City, roughly a 12 minute drive.
- Bus routes F34, F38 and J02 serve Golf Course Drive.
Bayut states plainly that the area is not accessible by metro and that a car is a necessity. Property Finder resident reviews, at 4.3 out of 5 across 140 reviews, describe it as car dependent with limited public transport. For a community of 70,000 people that is a structural constraint on your tenant pool.
Schools and families
Victory Heights Primary School and Dwight School Dubai are inside the community. Nurseries include The Wonder Years and Kinder Castle. Dubai Sports City states that nine schools serve the community overall.
Healthcare is Aster Clinic and Saudi German Clinic locally, with NMC Specialty Hospital roughly 14 minutes away. There is no hospital inside the community.
For families with sporty children this is arguably the strongest community in Dubai. The Real Madrid Foundation runs a programme here. ISD hosts over 1,200 youth football players and the Dubai Open Football Academies Tournament with more than 250 teams.
Shopping, dining and lifestyle
Retail is functional rather than destination. There is a retail promenade at Canal Residence West with a supermarket and pharmacy, plus Big Easy Bar and Grill, 261 Restaurant, Kickers Sports Bar and Champs Cafe. For a mall you go to City Centre Me aisem, First Avenue Mall or Mall of the Emirates.
Dubai Miracle Garden and Global Village are both nearby, which is a genuine plus for families and a genuine traffic problem during Global Village season.
The investor view
Look carefully here, because the two major portals disagree by a wide margin and the gap between advertised and registered figures is large.

Two portals two percentage points apart on yield is not a rounding difference. Do not quote either as the yield. And note the villa line. Advertised villa rents rose 6 percent over six months while registered villa rents fell 10 percent. That is the gap between what landlords ask and what tenants sign.
Property types and buildings
Studios to three bedroom apartments, townhouses, and villas up to six bedrooms in Victory Heights. Property Finder currently lists roughly 1,498 apartments, 73 villas and 25 townhouses for sale.
Sub communities include Victory Heights, Canal Residence West, Gallery Villas and Bloomingdale, plus tower clusters such as Elite Sports Residence, Golf Vista Heights and The Arena. Towers are built by third party developers including Prestige One, Condor and Shaikhani Group, not by the master developer.
Advertised averages by project show the spread. Elite Sports Residence around AED 1.07m, Golf Vista Heights around AED 1.15m, Victory Heights villas around AED 13.6m.
What the developer does not tell you
Registered prices and rents both fell over the last twelve months. Sale prices down 6 percent and apartment rents down 7 percent on DLD data, while advertised prices held. When asking and signing diverge, the signing number is the real one.
The indoor arena was never finished. It was a headline element of the original master plan, due to open in 2009. Construction stopped in the financial crisis and it remains incomplete, even though the community website still lists an indoor arena among its facilities.
There is no metro and there is no plan for one. That caps the tenant pool to people with cars, which matters a great deal in a community whose investment case rests on rental yield.

Is Dubai Sports City a good investment in 2026?
It carries the highest quoted yields of any community we cover, but the quotes disagree sharply. Property Finder says 8.36 percent and Bayut says 6.17 percent. Meanwhile registered sale prices fell 6 percent and registered apartment rents fell 7 percent over twelve months. It is a genuine yield play at a low entry price, but underwrite it on registered rents rather than advertised ones.
How much does an apartment in Dubai Sports City cost?
Bayut puts apartments at about AED 1,348 per square foot and Property Finder at AED 1,386. Registered transactions average AED 1,255,046 across 3,471 sales in twelve months. Advertised prices across all types average about AED 1.75m with a range starting at AED 400,000.
What rent can I get in Dubai Sports City?
Registered apartment contracts averaged AED 59,195 over the last twelve months. Advertised asking rents run higher at around AED 46,302 for a studio, AED 68,693 for a one bedroom, AED 94,385 for a two bedroom and AED 127,799 for a three bedroom. Registered villa rents averaged AED 371,828 against AED 509,853 asking.
Does Dubai Sports City have a metro station?
No. There is no metro station in the community and none is planned. The nearest is Dubai Internet City, roughly twelve minutes by car. Bayut states directly that a car is a necessity here.

What it earns, from the tenancy register
These are not estimates. Over the last twelve months 9,375 tenancy contracts were registered with the Dubai Land Department in Dubai Sports City, at an average of AED 55,852 a year, which is AED 79 per square foot. Registered rents moved +7.3% against the twelve months before.

Against a registered ready sale price of AED 980 per square foot, that is a gross yield of 8.1% on ready stock. We divide registered rent by ready sale price, never by an off plan launch price, because you cannot rent a home that has not been handed over.
Check the shorter window before you commit. On the most recent three months of contracts the same community reads +0.7%. Summer seasonality and a smaller sample both sit inside that figure, and we publish it rather than quote only the number that flatters the market.
