Source: Cresco Real Estate live listings, rebuilt 4 November 2026. These are advertised entry prices, meaning the lowest price currently quoted on each listing. Many off plan listings quote a starting price rather than a price for a specific unit, so we do not publish an advertised price per square foot from this data. For price per square foot use the registered Dubai Land Department figures above, which come from completed sales.
Living in DLRC
DLRC is a freehold project that sits alongside Dubailand’s entertainment and leisure offer, according to Gulf News. The district is made up of apartment buildings from many different developers rather than one master brand, so quality and service charges vary from building to building.
A developer release from Object 1 places DLRC at the intersection of Emirates Road (E611) and the Dubai Al Ain Road (E66). That location puts it on the main routes towards Dubai Silicon Oasis, Academic City and the Al Ain road corridor.
Getting around
There is no metro station in DLRC today. Gulf News reports that the Dubai Metro Blue Line will improve links between DLRC and Dubai Silicon Oasis, Academic City, Festival City, Creek Harbour, Business Bay and the airport. The Blue Line is due by 2029, and none of the stations Gulf News lists is inside DLRC itself, so most residents will still rely on a car or a short drive to a station.
Schools and families
Gulf News names GEMS FirstPoint, Fairgreen International and The Aquila School as schools near DLRC. GEMS FirstPoint is in The Villa and teaches the British curriculum from nursery to Year 13. Fairgreen International is in The Sustainable City and teaches the International Baccalaureate. Check catchment, fees and transport with each school directly.
The investor view
DLRC is a volume market. Dubai Land Department recorded 400 residential sales here between 1 September and 11 October 2026, with a median price of AED 761,430. The middle half of the market traded between AED 584,910 and AED 1,102,866.
The gap between ready and off plan is wide. Ready apartments sold at a median of AED 860 per sq ft across 87 sales. Off plan units sold at a median of AED 1,409 per sq ft across 313 sales. That is a premium of about 64% for buying new, so compare any off plan offer with the ready buildings next to it before you commit.
Studios dominate. 182 studios sold at a median of AED 598,337, and 152 one bedroom apartments sold at a median of AED 1,000,000.

Prices, rents and yield
These figures come from Cresco’s DLRC Property Atlas, built from Dubai Land Department registered transactions as published on Bayut TruView, for the three months to 16 October 2026. The change column compares them with the three months before.
| Unit | Ready AED / sq ft | Change | Off plan AED / sq ft | Change |
|---|---|---|---|---|
| All apartments | 876 | +3.2% | 1,419 | -2.1% |
| Studio | 968 | -0.3% | 1,573 | -2.7% |
| 1 bedroom | 812 | -4.1% | 1,346 | +1.5% |
| 2 bedroom | 797 | +8.6% | 1,220 | -0.6% |
Off plan buyers pay about 62% more per sq ft than ready buyers in the same area. Over twelve months, 658 ready and 6,429 off plan sales were registered.
| Rents, three months | Figure |
|---|---|
| Average annual rent | AED 53,607 |
| Rent per sq ft per year | AED 66 |
| Gross yield on ready price | 7.5% |
| Gross yield on off plan price | 4.7% |
A ready DLRC apartment yields more today than the same rent on an off plan price, and the off plan yield only starts at handover. Rents include renewals, which usually sit below new lease rents.
Supply coming
About 100 projects in DLRC are under construction or registered with Dubai Land Department. 14 are due to hand over within six months and 27 within twelve months, based on developer dates, which often slip. A large handover wave can hold rents back, so check how many similar units complete near any building you are considering.
What we could not confirm
We could not find an official launch year or a published total size for DLRC, and no official source names its master developer. We do not publish those details until a primary source does.
