From 1970s expat village to new Nakheel community
The original Jebel Ali Village was built more than four decades ago for British and Dutch staff working at Jebel Ali Port. It later became home to families of many nationalities. Its 290 homes were demolished in 2022 after tenants received twelve months notice to vacate.
Nakheel launched sales for the new village in November 2021. It completed the first homes in August 2026 and began handover on 17 August 2026. The new community covers 80 hectares with 892 homes, about three times the 290 that stood there before.
Homes in Jebel Ali Village
| Home type | What you get |
|---|---|
| Four bedroom villa | Average plot of 641 square metres |
| Five bedroom villa | Average plot of 706 square metres |
| Townhouse | 268 to 315 square metres with terrace, en suite bathrooms, maid’s room, laundry room and parking for two cars |
In June 2026 Dubai Residential REIT bought a cluster of 220 three and four bedroom townhouses in the village for AED 894 million. That is about a quarter of all 892 homes in the hands of one landlord. Tenants should expect professionally managed leases. Owners who plan to rent out should expect that landlord to set the pace on rents.
