Jumeirah Village Triangle Area Guide 2026

Jumeirah Village Triangle is the quieter, slightly more expensive sibling of JVC, and right now it is the better performer. Apartments there rose 8.78% in the year to July 2026 while JVC managed 1.69%. It is one of the most liquid communities in Dubai, with more than 5,000 transactions in twelve months. It also has no metro, no bus stop inside the community, and a shopping mall that is nine years late.

The community

JVT is a Nakheel master community sitting between Mohammed Bin Zayed Road and Al Khail Road, laid out in nine numbered districts. Villas and townhouses sit mainly in Districts 5, 6, 8 and 9. The residential districts are complete, with apartment development continuing on the periphery.

You will find unit counts quoted between 13,000 and 19,000. The sources disagree by too much for us to pick one, so we are not going to give you a number.

District 7 is the most expensive at AED 1,786 per square foot. District 5 is the cheapest at AED 1,250.

Villas and townhouses

The villa index sits at AED 1,711 per square foot but has moved just 0.19% in twelve months. Three bedrooms are down 11.28% and five bedrooms down 5.20%. Apartments are carrying this community’s performance entirely.

JVT trades at roughly an 8.5% premium to JVC and about 16% below the Dubai apartment average, and it is growing faster than both. That is the case for JVT in one table.

Those are registered contracts, not asking prices, which makes them the figures to trust. Against prevailing sale prices they put apartment gross yields in the region of 6.5% to 7%. We are showing you our method rather than a headline number because published JVT yield claims range from 3.7% all the way to 9% and most of them are marketing.

We are not going to publish a villa yield. The villa transaction sample is too thin and the two credible estimates differ by too much to be useful.

Yields here are compressing and you should know that before you buy. Sale prices are up 8.78% while rents are falling. Land Department data shows JVT apartment rents down about 17% over twelve months, and independent research recorded a 2.64% fall to mid 2025. Rising prices against falling rents means the yield you buy on today is not the yield you will earn in two years unless rents recover.

The honest caveats

  1. Al Khail Avenue Mall is nine years late. Nakheel’s 3.6 million square foot mall in District 6, with around 350 retail units and a multi screen cinema, began groundworks in October 2015 for a 2018 opening. As of July 2026 it is still under construction with no confirmed opening date and a current estimate of 2027. If an agent presents this mall to you as an imminent price catalyst, they are repeating a promise that is already a decade old.
  2. No metro, no bus stop inside the community. Residents rely on cars and taxis. The nearest bus stop is in Dubai Production City, around ten minutes away, and the nearest metro is Dubai Internet City on the Red Line, about fifteen minutes by car. No planned station serving JVT has been announced.
  3. Limited entry and exit points between the two motorways, with ongoing peripheral construction.
  4. Villa capital growth has stalled at 0.19% over twelve months.
  5. Service charges. Published figures for JVT range from AED 3 to 5 per square foot to AED 12 to 18, a difference of three to four times. We will not pick one. Check the specific building or district on the Land Department’s Mollak service charge index.

Why liquidity matters here

JVT recorded 5,013 sales transactions in twelve months, up 29.8%. For context, the entire emirate of Ras Al Khaimah recorded 1,274 residential sales in the first half of 2026. One Dubai community trades at roughly twice the volume of a whole emirate. If being able to sell matters to you, that is the number that should decide it.

What it earns, from the tenancy register

These are not estimates. Over the last twelve months 3,205 tenancy contracts were registered with the Dubai Land Department in Jumeirah Village Triangle, at an average of AED 66,988 a year, which is AED 96 per square foot. Registered rents moved +5.9% against the twelve months before.

Check the shorter window before you commit. On the most recent three months of contracts the same community reads -10.4%. Summer seasonality and a smaller sample both sit inside that figure, and we publish it rather than quote only the number that flatters the market.
