Questions, answered
Where is Interstellar Tower?
Jumeirah Village Triangle District 2, in the Al Barsha South Fifth cadastral area. It is not on Dubai Islands, which is where most of the developer other projects sit.
When does Interstellar Tower hand over?
Q3 2028. That date is stated in the developer factsheet and independently confirmed by Property Finder, Bayut and Land Department derived records, which is a better level of agreement than most Dubai launches manage.
What is the service charge?
AED 18 per square foot a year on the interior apartment area and AED 4.5 per square foot on balconies, per the developer factsheet. Ask for the Mollak statement once the building is registered, because a factsheet figure is an estimate until the service charge is approved.
Can I resell before handover?
The developer allows resale on its other projects once 24 per cent of the value is paid. Confirm the exact figure for this project in your sale agreement.
How many floors does it have?
The developer factsheet says 24 floors above 5 parking levels. The portals say 29 storeys. We will not state either as fact until the Dubai Land Department record settles it. Ask us and we will obtain it.
What branded residences means here, and what it does not
Mr. Eight markets this project as branded residences. In the wider market that phrase normally signals a licensing deal with a hotel operator or a fashion house, such as Armani, Bulgari or Marriott. There is no external brand partner on any Mr. Eight project. The brand is Mr. Eight itself. We checked the developer site, the national press coverage and the property portals and found no licensing agreement with any third party brand.
What does exist is a specified fit out. Mr. Eight publishes supplier names including Tom Dixon, Minotti, Cassina, B and B Italia, Lalique, LASVIT, FLOS, SMEG, Siemens and Grohe. That is a genuine specification and it is worth paying for if you value it. It is not the same thing as a branded residence in the licensing sense, and you should price it accordingly.
About the developer, stated plainly
Mr. Eight Development is a real and active Dubai developer, founded in 2021 and headquartered at Emaar Business Park, led by Emils Daujats. Its launches have been covered by Gulf News and Arabian Business, and Dubai Land Department transaction records show real registered off plan sales.
It has not yet completed a project in Dubai. Its first UAE launch was Villa del DIVOS in February 2025 and the earliest handover across the portfolio is Q1 2027, so nothing has been delivered yet. The company states 16 completed projects over 20 years in Latvia. We could not independently verify any of them, so treat that record as developer stated rather than confirmed.
None of that is a reason to avoid the developer. It is a reason to do what you should do with any first cycle developer in Dubai. Confirm the escrow account and the Dubai Land Department project number before you pay anything, and ask us for both in writing. Cresco Real Estate LLC, RERA ORN 34288.
