Living in Majan

Majan was unveiled in 2006 by Mizin, the real estate arm of Tatweer, as a AED 15 billion project. Khaleej Times reported 16.5 million sq ft of freehold land in Downtown Dubailand, with about 150 towers planned near Global Village.

Today it is a district of apartment buildings from many developers. Global Village and IMG Worlds of Adventure are close by, and Al Barari is next door.

Getting around

RTA says the Majan and Al Barari entrances connect to Sheikh Mohammed Bin Zayed Road. Works completed in 2024 cut the evening peak delay entering Majan from that road from 9 minutes to 4.5 minutes.

In July 2026 RTA awarded a AED 2 billion contract for the 12 km Latifa bint Hamdan Corridor, with seven bridges and eight tunnels. It will serve Majan, Global Village, Al Barari and Living Legends, and is due for completion by the end of 2028, according to Dubai Media Office. There is no metro station in Majan.

Developers describe the location in different ways. Samana places Majan between Al Khail Road and Sheikh Mohammed Bin Zayed Road, while Takmeel describes it at the intersection of Sheikh Mohammed Bin Zayed Road and the Dubai Al Ain Road.

The investor view

Dubai Land Department recorded 695 residential sales in Majan between 1 September and 11 October 2026. The median price was AED 684,819 and 91% were bought off plan. Ready apartments sold at a median of AED 1,319 per sq ft across 66 sales. Off plan units sold at a median of AED 1,403 per sq ft across 629 sales.

The market is mostly small units. 418 studios sold at a median of AED 570,000 and 223 one bedroom apartments at AED 1,050,000. With this much supply on the way, resale and rental competition at handover is the key risk to plan for.
