The Valley by Emaar Area Guide 2026

The Valley is Emaar’s townhouse and villa community on the Dubai Al Ain Road, and it is the fastest absorbing community of its type in Dubai right now. Transaction volume rose 60.7% in twelve months. Six clusters are delivered and lived in. It is a genuine 25 minute drive to Downtown, which is better than most communities at this price. There are no apartments, no metro, and the town centre has not opened yet.

The community

Emaar launched The Valley in November 2019, with the first phase, Eden, targeted for completion in Q4 2022. It sits on the Dubai Al Ain Road near Dubai Silicon Oasis and Academic City.

Emaar has never published a total master plan area. You will see figures of 200 hectares and 1,300 hectares circulating. They differ by more than six times and the larger one would make The Valley bigger than Dubai Hills Estate, which is not credible. We would rather tell you the number is not published than repeat a guess. What is verified are the component sizes: a 32,000 square metre town centre, a 30,000 square metre Golden Beach, a 20,000 to 25,000 square metre Sports Village, a 10,000 square metre Kids’ Dale and a 33,000 square metre Pavilion.

There are no apartments here

This matters and most guides bury it. Out of 2,408 live listings across the community, two were apartments. The Valley is townhouses and villas only. If you want an apartment at this price point in this part of Dubai, this is not the community.

Entry is around AED 2.29 million for the cheapest live listing and around AED 2.4 to 2.55 million for a three bedroom townhouse. Off plan direct from Emaar starts at AED 2.8 million in Elva.

We are not going to give you a single growth number, because the data providers disagree. Property Finder reports the community up 6.72% year on year and villas up 3.43%. Bayut reports villa prices down 14% and townhouse asking prices down 2%. The likely explanation is mix, since a wave of cheaper three bedroom cluster launches drags an average down without any individual home losing value. What both sources agree on, and what is not in dispute, is that transaction volume rose more than 60%. That is the fact worth acting on.

Rents and yield

Four independent readings land inside a 43 basis point band, which makes this the most reliable statistic on the page.

  • Community wide gross yield: 5.04%
  • Villas: 5.08% and 5.47% from two sources
  • Townhouses: 5.05%

Average transacted rent is AED 147,025 a year, with 638 new rental contracts signed in twelve months. Three bedroom townhouses let at AED 125,000 to 135,000, four bedrooms at AED 165,000 to 175,000.

Rents are softening. Asking rents are down about 5% and transacted rents down about 2% over six months as new stock delivers. Do not project today’s yield forward without accounting for that.

Amenities

  • Golden Beach, a 30,000 square metre inland urban beach with splash parks and dining
  • Sports Village, with jogging and cycling tracks, outdoor gym, tennis, basketball, padel, a skatepark and a scooter pump track
  • Kids’ Dale, with rock climbing, an amphitheatre and themed play
  • The Pavilion, with a maze, an observation tower and a Zen garden
  • Central park, pocket parks, a dog park, a flower farm and picnic areas
  • Town Centre, 32,000 square metres, is not yet open. Residents currently rely on one supermarket, Monop, and drive out for everything else

Schools: there is no school inside the community. Maple Bear Nursery is on site. Around 20 minutes away are GEMS FirstPoint, The Aquila School, Repton, GEMS Winchester and Vernus International.

Who it suits

Families buying a house to live in. Emaar covenant control, delivered clusters with real occupancy, and a 25 minute drive to Downtown that four independent sources agree on. Better connected than most communities at this price.

Volume driven investors. Transactions up 60.7% community wide and 66.2% on townhouses. That is exceptional absorption and it is the single hardest fact in The Valley’s favour.

Golden Visa and trade up buyers. Everything above AED 2 million clears the visa threshold, and the four to five bedroom tier serves genuine trade up demand.

Weaker for yield. 5.0 to 5.5% here against 6.5 to 7.5% on Town Square apartments, and rents are currently falling.

Not for first time buyers on a budget. No apartments, no sub AED 1 million entry. Entry is around AED 2.4 million.

The honest caveats

  1. The community’s core is missing. The town centre with retail, supermarket and medical is not open. Handovers run to Q4 2029.
  2. Years of construction ahead. With more than 19 clusters still building, residents of Eden, Nara and Talia face adjacent construction traffic and noise for a long time. This is the most material lived experience issue.
  3. No metro. Nearest station is about 25 minutes. Fully car dependent.
  4. It is not one market. Prices span AED 2.29 million to over AED 14 million. Lillia and Elora buyers and Farm Gardens and Ovelle buyers are entirely different segments.
  5. Service charges. No verified figure exists publicly. Get it from Emaar Community Management or a current owner’s statement.

One point in Emaar’s favour. We looked for documented handover delay complaints against The Valley and found none, and Eden appears to have been delivered on or near its 2022 target. We would rather say we found no evidence of delays than claim there have been none.

Property in The Valley trades at roughly ~AED 1,430 per square foot. That is a guide range, not a quote. The tower, the floor, the view and the finish move the number a long way inside the same community. Cresco currently lists 16 properties in The Valley. What rental yield can I expect in The Valley?

Can a foreigner buy property in The Valley?

Yes. The Valley is a designated freehold area in Dubai, so buyers of any nationality can own the property outright and hold the title deed in their own name. How far is The Valley from Downtown Dubai and the airport?

From The Valley, Downtown Dubai is about ~25 min away and Dubai International Airport is about ~25 min away by car outside peak hours. Morning and evening traffic on Sheikh Zayed Road can add a fair amount to both.
