Location & Connectivity
The Valley sits in Al Yufrah 1, on the Dubai Al Ain Road, at the eastern edge of the city. It is the furthest of Emaar’s major villa communities from the coast, and it is priced accordingly. The trade is space and price for commute time, and buyers should make that trade with their eyes open.
The Dubai Al Ain Road connects directly to Sheikh Mohammed Bin Zayed Road and to the Academic City and Dubai Silicon Oasis employment nodes. Rail connectivity to this corridor has been discussed but is not built, and we are not going to price a community on infrastructure that has not been committed.
Avelia Handover Date
The completion date registered with the Dubai Land Department for Avelia is 31 December 2029. That is the date filed with the regulator, not a sales floor estimate, and it is the figure we will always quote you.
A registered completion date is a schedule, not a guarantee. Dubai has significant handover volume arriving through 2027 and 2028, and a 2029 completion sits beyond the heaviest part of that wave. We track the register monthly and we will tell you if the filed date moves.
Avelia Payment Plan
Emaar has not published a payment plan for Avelia on its public project page, and we are not going to reproduce numbers we cannot source. Payment structures on Emaar villa launches are typically staged against construction milestones with a balance due at handover, but the specific split for this release should come from Emaar or from us in writing, never from a portal listing.
