Price per Sq Ft Calculator
Enter the asking price and the size. Pick the area to compare with registered sales.
Medians are from Dubai Land Department registered sales for the period shown in the table below. A median is a guide, not a valuation. View, floor, layout and condition move the price of a single unit.
How to calculate price per sq ft in Dubai
Divide the price by the size in sq ft. A AED 2,000,000 apartment of 1,200 sq ft costs AED 1,667 per sq ft. If the size is in square metres, multiply it by 10.7639 to get sq ft first.
Use the same size measure on both sides of a comparison. Listings often quote a total area that includes the balcony, while the title deed or Oqood shows the registered area. Check which one you are using before you compare.
Registered price per sq ft by area

How this index is built
Source: Dubai Land Department, Real Estate Data open data portal, downloaded 12 October 2026. Basis: Registered sales transactions, residential units only. Mortgages and gifts excluded. Each figure is a median, so a handful of very large or very small deals cannot pull it up or down.
- Only signed and registered sales are counted. Asking prices on listing portals are not used.
- Apartments under AED 500 per sq ft are excluded as likely data entry errors.
- An area needs at least 10 sales in the period before we publish its median.
- Off plan sales are contracts with developers before completion. Ready sales are completed units.
Limits
The register does not record view, floor, finish or condition, so a single unit can sell well above or below its area median. A shift in the mix of projects sold, for example a large off plan launch, moves an area median even when like for like prices are flat. Areas with mostly off plan sales reflect developer launch pricing more than resale value.
