The middle half of buyers paid between AED 1,004,000 and AED 1,454,501. The median unit measured 756.5 square feet and worked out at AED 1,600.02 per square foot. Together these 3,561 sales moved AED 4,725,596,061 of value.

The market is concentrated. 1,888 of the 3,561 sales fell in the 1 million to 1.5 million band, which is 53.0 per cent of the month. Below that, 73 sales came in under AED 500,000. Above it, 42 sales passed AED 3 million.

Off plan was 71.4 per cent of one bedroom sales. On the headline price the gap looks modest at 11.7 per cent. Per square foot it is 22.5 per cent. The reason is size. The median ready one bedroom was 51.8 square feet larger than the median off plan one. Buyers paying less in total were getting more floor for it.

Stepping up from a studio to a one bedroom costs 1.85 times the price for 1.99 times the floor area. On that trade the one bedroom is the better value per square foot of the two. Price per square foot bottoms out at the one bedroom then climbs again. Three bedrooms were the most expensive per square foot of any apartment size at AED 1,932.11. The two bedroom market sits between them.
Method and limits
Every figure above is recomputed from the register for this page. Source is the Dubai Land Department sales register for August 2026, file dated 2 September 2026.
- Basis. Sales group, Residential usage, Unit property type, priced at or above AED 500 per square foot. That is 9,956 homes for the month and it is the same basis used on every price page on this site. Within it we take the 3,561 rows where the register records the room count as 1 B/R.
- What was removed. The register holds 10,123 residential Unit sales for August 2026. We screened out 167 rows priced below AED 500 per square foot as non market. Of those removals 79 were one bedroom rows, worth AED 5,457,857 between them.
- Price per square foot is the registered transaction value divided by the registered actual area. We convert at 10.7639 square feet to the square metre.
- Villas and townhouses are not here. They register as Building rather than Unit, so they sit outside this basis. The register has no townhouse category at all. We cover those on a separate villa page.
- Room counts come from the register field and we do not infer them. 274 rows inside the basis carry no room count, so they appear in our site wide totals but in none of the room splits.
- Registered value is not an asking price and not a valuation. For off plan rows it is the contract value filed at registration, which can sit months behind the launch price.
- Area names are the register labels. Some are stored in capitals and we have title cased them for reading. We have not merged, renamed or regrouped any area.
- One month is one month. August 2026 is not a trend and we do not present it as one.
- We hold no rent data in this register, so we publish no yields here.
