What a 50/50 plan means for you
Half the value is paid across the construction period and half falls due on handover in October 2029. That back loading is the attraction, because it keeps your capital free for longer than a plan that front loads the payments. It is also the thing to plan for, because a single large payment lands in late 2029 and you will want the mortgage arranged before it does, not after. Ask us for the instalment schedule so you can see exactly when each payment falls.

The release we have been given says October 2029. Modon own website says Q2 2030 and Property Finder splits it by phase between Q3 2029 and Q1 2030. They do not agree, so confirm the date for your specific phase in writing. Either way this is a long dated off plan purchase, not a near term one.

Why are some balconies so large?
Several of the upper floor residences carry balconies of 82 to 175 sqm. On a 397 sqm home that is nearly half the total area. It is a genuine feature on a waterfront building, but it means a price per square foot quoted on total area will look cheaper than the same home measured on internal area alone.
Are Bashayer Residences freehold?
Yes. Modon markets the Hudayriyat Island residential product as freehold.
What is the service charge?
Modon has not published one. We will get it in writing before you commit, because on a building with a marina, a beach club and this much amenity it is a material number.
