Wadeem Gardens by Modon | Villas from AED 8.7M, Hudayriyat

Wadeem Gardens is a freehold villa community by Modon on Hudayriyat Island, Abu Dhabi. Four, five and six bedroom villas from AED 8.7 million, on a 25/75 payment plan, with the final instalment due April 2031.

The community is built as three gated villa clusters, with a choice of Contemporary Arabic or Modernist facades. Ownership is freehold and open to all nationalities. The wider Wadeem masterplan is designed for 35,000 residents.

Wadeem Gardens Price List and Sizes

Modon publishes two areas for every villa. The unit size is the villa itself. The plot size is the land it sits on. Both matter and they are not the same number, so here are both.

Dollar figures use the pegged rate of AED 3.6725 to USD 1. Square feet and the rate per square foot are our own conversions from the areas Modon publishes.

Two things the price list tells you that the brochure does not.

The rate per square foot falls as the villa gets bigger. AED 1,880 on the four bedroom, AED 1,858 on the five, AED 1,823 on the six. That is the reverse of how most communities price, where the largest homes carry the highest rate. Here the six bedroom is the cheapest way to buy space. The step from four to six bedroom costs AED 2.9 million and buys you 161 extra square metres of villa and 188 extra square metres of plot.

The built ratio is high and consistent. The villa occupies about 81 per cent of the plot on all three types, ranging from 80.8 per cent on the four bedroom to 82.1 per cent on the six. That is a dense layout. You are buying house rather than garden, which suits some buyers and not others. Ask to see the site plan before you assume a large outdoor area.

Wadeem Gardens Payment Plan in Full

Modon publishes the complete schedule with dates. This is the 25/75 plan set out instalment by instalment.

Read the date column, not just the percentages. Four instalments land inside the first twenty months. Then there is a twenty eight month gap with nothing to pay between June 2028 and October 2030. Then the entire remaining 75 per cent falls due six months after that, in April 2031.

That structure is genuinely light on cash for four and a half years. It also means three quarters of the purchase price arrives as one payment. Modon notes the plan is subject to off plan mortgage approval, so if you intend to finance that final payment, the approval matters more than the deposit does. Start that conversation years before 2031, not months.

UAE nationals receive a 5 per cent rebate from Modon. Modon states the rebate is non-transferable and that terms and conditions apply.

Those are the times Modon publishes. Hudayriyat connects to the mainland by tunnel, and the island sits opposite Al Bateen, one of Abu Dhabi’s most established addresses.

Fifteen minutes to the airport is the number to sit with. Very few large freehold villa communities anywhere in the UAE are that close to an international airport while still being on an island with beaches.

Hudayriyat Island, and What Is Already There

This is what separates Hudayriyat from most off plan destinations. The island is not a masterplan drawing. Much of it is open and operating today.

Wadeem and Wadeem Gardens Are Not the Same Thing

This causes real confusion, so here it is plainly.

Wadeem was a release of more than 1,700 residential plots. You buy the land and build your own villa. Modon launched it in July 2025 and it sold out within 72 hours. Our page on that release is Wadeem Plots by Modon.

Wadeem Gardens is villas built by Modon inside the same masterplan. You buy a finished home on a payment plan, you build nothing, and the final instalment is due April 2031.

Same island, same developer, same masterplan name. Completely different purchase.

Who Wadeem Gardens Suits, and Who It Does Not

It suits an end user with a long horizon. A large freehold family villa, fifteen minutes from the airport, on an island that already has real amenities, for 5 per cent down. If you can wait until 2031 the proposition is straightforward.

It suits a buyer who wants space per dirham. At AED 1,823 per square foot for a six bedroom freehold villa, this is not expensive for what it is.

It suits a UAE national. The 5 per cent rebate is a material discount that non nationals do not get.

It does not suit a buyer who needs a home soon. April 2031 is more than four and a half years away.

It does not suit a buyer who has not thought about the final payment. Seventy five per cent in one instalment, subject to mortgage approval, in a market nobody can forecast five years out. That is the risk on this plan and it is worth naming.

It does not suit a buyer who wants a large garden. The villa covers about 81 per cent of the plot.

FAQs About Wadeem Gardens

How much does a villa at Wadeem Gardens cost?
From AED 8.7 million for a four bedroom, AED 10.2 million for a five bedroom and AED 11.6 million for a six bedroom. These are starting prices published by Modon.

How big are the villas?
Unit sizes are 430, 510 and 591 square metres, which is roughly 4,628, 5,490 and 6,361 square feet. Plot sizes are 532, 630 and 720 square metres.

What is the payment plan?
25/75. Five per cent on reservation, then five per cent at months 8, 14, 20 and 48, then 75 per cent at month 54 in April 2031. The plan is subject to off plan mortgage approval.

When is handover?
The final instalment falls due in April 2031, which is Q2 2031.

Can foreigners buy at Wadeem Gardens?
Yes. Modon states the villas are freehold with full ownership rights available to all nationalities.

Is there a discount for UAE nationals?
Yes. Modon offers UAE nationals a 5 per cent rebate. It is non-transferable and terms and conditions apply.

How far is Wadeem Gardens from the airport?
Modon publishes 15 minutes to Zayed International Airport and 20 minutes to ADGM.

Does each villa have a swimming pool?
Each villa includes designated space and provision for a pool, subject to community guidelines and approvals. Treat it as provision rather than a pool included in the price.

Are the villas on the waterfront?
No. Modon describes the waterfront promenades as within walking distance. The villas are not waterfront plots.

Is Wadeem Gardens the same as Wadeem?
No. Wadeem was a plot release of more than 1,700 plots that sold out in 72 hours in July 2025. Wadeem Gardens is villas built by Modon in the same masterplan.

What Abu Dhabi actually registered

In the first half of 2026, Hudayriyat Island recorded AED 19 billion in residential sales, the strongest district in the emirate, taking 27 per cent of all residential sales value. That figure is published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate.

Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.

Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.

The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.

It is district level and half yearly, so it is not the unit level record we publish for Dubai communities. We would rather tell you the limit of what we know than dress a half year figure up as something finer.
