Two things worth pulling out.
The two bedroom is 1,612 square feet. That is very large for JVC. Binghatti Etherea, in the same district, gives you a 756 square foot two bedroom. Amberhall gives you more than double the floor area, and at a lower price per square foot.
The office is the most expensive space in the building per square foot, at roughly AED 2,501 against AED 1,703 for a one bedroom. That is normal for commercial stock and it reflects a different buyer pool, longer leases and a different service charge structure.
77 commercial units is the unusual part
38 offices and 39 retail shops inside a JVC residential building is a genuinely different proposition from a pure apartment tower.
For a resident it means ground floor services on your doorstep in a district where that is not guaranteed. For an investor it means you can buy a commercial asset in a freehold area at a fraction of a Business Bay office price.
Commercial and residential behave differently. Office tenants sign longer leases, fit out obligations sit differently, and the resale buyer pool is smaller but less price sensitive.
