Read the unit split carefully. 92 studios, 163 one bedrooms, 20 two bedrooms.
The two bedroom is 7 percent of the building. In a district where two bedroom supply is thinner than studio supply to begin with, twenty units is genuinely scarce stock inside this building and inside District 12.
That is the line to look at if resale matters to you. The studios and one bedrooms are the volume product and they compete with the whole of JVC.
A six storey building in a tower district
Most new JVC stock is mid to high rise. Aurora is six storeys and 275 units, which Binghatti describes as boutique.
For a resident that means no lift queues and quick stairs access. For an owner it usually means a lower service charge per square foot, because there is no high rise mechanical, lift or firefighting infrastructure to maintain.
The trade is that a six storey building gives you no view, and it has fewer amenities than a tower can fund.
Furnished units
Binghatti offers furnished units at Aurora. For a landlord that removes the fit out cost and the void period between handover and first tenant, and it opens the short let market immediately.
