Christian A. Rockefeller Tower payment plan
LMD offers two plans. Both pay half the price on handover. Both add the 4% Dubai Land Department fee on booking, and VAT at 5% is paid with each instalment rather than up front.
| Stage | Standard plan, 10/10/30/50 | Incentivised plan, 20/30/50 |
|---|---|---|
| On signing | 10% | 20% |
| After 1 month | 10% | None |
| Months 15, 21, 27, 33, 39 and 45 | 5% each, 30% in total | 5% each, 30% in total |
| On handover | 50% | 50% |
| DLD fee | 4% on booking | 4% on booking |
On an illustrative AED 5,000,000 office, the standard plan asks for AED 500,000 on signing and AED 500,000 a month later. Six instalments of AED 250,000 follow between month 15 and month 45, and AED 2,500,000 is due on handover. The DLD fee adds AED 200,000 on booking. This is an example only, not a developer price. Your Sales and Purchase Agreement is the only schedule that counts.
Price: what is known and what is not
LMD has not published a price list, and Devmark is releasing prices by invitation. Treat any figure you see quoted as indicative until you hold the developer’s own price list and the Sales and Purchase Agreement.
The register gives useful context. Location on Sheikh Zayed Road
The tower sits on Sheikh Zayed Road between DIFC and Business Bay, and the Dubai Land Department registers it in Business Bay. The developer gives these travel times: Business Bay Metro and Dubai Mall Metro 2 minutes, Burj Khalifa and The Dubai Mall 5 minutes, DIFC 8 minutes, Al Khail Road 12 minutes and Dubai International Airport 20 minutes.
Who is behind the tower
LMD is the developer and carries the delivery risk. It was founded in Egypt in 2007, has worked in the UAE since 2012 and says it has delivered more than 15,800 units across its markets. In Dubai it announced the handover of Marina Living, 205 apartments in Dubai Marina, in August 2026. This is the first office tower in Dubai from LMD that we can find.
Christian A. Rockefeller is a sixth generation member of the Rockefeller family with experience in real estate, investment and cultural projects in New York and Asia. Dubai is the first building under his brand. He is represented by Iconique Living Group, whose managing director is Daniel Kormann.
Devmark, led by chief executive Sean McCauley, is the exclusive sales and marketing agent and brought the partners together.
The Rockefeller name here is a brand arrangement. Buyers should not assume any link to Rockefeller Center or the Rockefeller Group, which are separate businesses. What you are buying is LMD’s building, LMD’s balance sheet and LMD’s delivery record, with a famous name on the door.
372 metres or 400 metres?
The developer factsheet gives 87 floors and 372 m (1,220 ft). Launch coverage in Arabian Business, Time Out Dubai and TradeArabia quoted 400 m. We use the factsheet figure. The floor count of 87 is the same in every source.
Handover: Q2 2031
LMD’s factsheet gives an expected handover of Q2 2031. Some property portals show Q2 2030, which appears to come from the project’s registration record. Rely on the completion date and the delay clauses in your Sales and Purchase Agreement, and check the project’s escrow account on the Dubai Land Department system before you pay.
What LMD has not published yet
- The official price list.
- The terms of the brand arrangement behind the Rockefeller name.
- Ceiling heights and the green building standard.
- A confirmed final service charge. AED 18 per sq ft is the developer’s estimate, and the final figure is set at handover.
We will update this page as LMD releases each of these.
Christian A. Rockefeller Tower vs Berkeley Tower
Ellington launched Berkeley Tower on Sheikh Zayed Road within days of this tower. Berkeley is smaller, with 109 offices and higher ceilings, and asks for more cash early on a 70/30 plan. The Rockefeller tower is larger, asks for less in the first year and carries a lower estimated service charge. See our full Berkeley Tower vs Christian A. Rockefeller Tower comparison.

What actually transacted in Business Bay
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Business Bay recorded 19,309 registered rental contracts and 2,646 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 119 per sqft against a ready sale price of AED 1,986 per sqft. That is a gross yield of 6.0% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Business Bay moved +2.3 against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -10.4%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| Studio | 4,452 | 68,967 | 145 | +0.7 |
| 1 bedroom | 8,033 | 93,568 | 120 | +2.1 |
| 2 bedroom | 5,152 | 134,111 | 102 | +3.3 |
| 3 bedroom | 1,540 | 187,515 | 93 | +4.6 |
| All apartments | 19,309 | 108,453 | 119 | +2.3 |
