The ground floor four bedrooms with private pools are the scarce product here and the reason to look at this building over a tower. A private pool at ground level on Palm Jumeirah is close to villa living at an apartment price. Ellington do not publish unit counts, so ask how many of these exist before you assume availability.

This schedule sums to 100 percent and is published in full. It is front and back loaded rather than spread: 30 percent to secure, only 20 percent across the whole construction period, then half the price at handover. That suits a buyer with capital arriving later, and it is a harder plan if you are relying on staged payments to manage cash flow.

What the developer does not tell you
No anticipated completion date appears in this launch pack. On a plan with 50 percent due at handover, that date is the single most important number and it is missing. Get it in writing on the SPA.
Ellington do not publish total unit count or a full size schedule beyond the one bedroom range, so you cannot assess how much competing stock sits in the same building.
The service charge is marked anticipated, not committed. At AED 22 per square foot a 1,251 square foot one bedroom runs about AED 27,500 a year.
The size basis is not split into internal and outdoor area here as it is on some other Ellington projects. On a ground floor unit with a private pool that distinction matters a great deal. Ask which measurement applies.

Before you judge a launch price, look at what the community around it registered. Over the last twelve months Palm Jumeirah recorded 4,136 registered rental contracts and 726 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 142 per sqft against a ready sale price of AED 3,158 per sqft. That is a gross yield of 4.5% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Palm Jumeirah moved +3.3 against the twelve months before.
