Lunaya by Zaya is a collection of four bedroom townhouses and maisonettes and five bedroom duet and standalone villas by Zaya Residences, in Saih Shuaib 1, off Sheikh Zayed Road at Jebel Ali. Zaya states it is the first villa community to be launched along Sheikh Zayed Road since Emirates Hills in 2006. The name comes from Luna, and the design brief follows it, with curved elevations and lagoons and waterways running through the plan.

Prices at Lunaya start from an average of AED 5 million for the entry collection, which is approximately USD 1.36 million at the fixed dirham peg of 3.6725. The project is registered with the Dubai Land Department with a scheduled completion of 31 March 2029, it holds a confirmed regulator controlled escrow account, and the register records 564 homes. Zaya publishes the same figure of 564 units on its own site, which is a useful agreement between developer and regulator.

Zaya publishes an average price and a sellable area for each of the four collections. Almost nobody divides one by the other, so we have. This is the only way to see whether you are actually paying more per foot as you move up the range, and at Lunaya you are.

The ladder runs from AED 1,686 per square foot at The Bloom to AED 2,005 per square foot at The Sol, a 19 per cent spread. The Rise and The Dune land within a dirham of each other at AED 1,809 per square foot despite one being a four bedroom maisonette at AED 6.9 million and the other a five bedroom duet at AED 12 million. If you are buying on efficiency rather than on prestige, The Bloom is the value entry and The Sol carries the premium for the standalone plot and the private pool.

Zaya publishes the masterplan ratios rather than only the amenity names, which is unusual and worth stating.

Less than 30 per cent built up area on a 564 home community is the number that carries the most weight. It is a plot ratio, it is measurable at handover, and it is the difference between a community with genuine open space and one that photographs well. The 900,000 square feet of swimmable lagoon is similarly a capital item that either exists or does not.

Location & Connectivity

Lunaya sits in Saih Shuaib 1, with direct access from Sheikh Zayed Road and three lane entry and exit on both sides. It is at the southern end of the Sheikh Zayed corridor, in the belt between Jebel Ali and Dubai South. Zaya publishes its own drive times and we quote them as published.

The strategic case for this corridor is the committed capital around it. Zaya cites Al Maktoum International Airport at USD 35 billion, Palm Jebel Ali at USD 20 billion, Dubai Parks and Resorts at USD 7 billion, Expo City at USD 3 billion, the Southern Waterfront Expansion at USD 2.3 billion and the Jebel Ali Beach development at USD 1.6 billion. Those are announced programme values rather than delivered infrastructure, and we would treat them as direction of travel rather than as a guarantee of timing.

What is not in dispute is the road position. Direct Sheikh Zayed Road frontage with dedicated three lane access is a structural advantage that cannot be replicated by a later community set back from the highway.

Lunaya Handover Date

The completion date registered with the Dubai Land Department for Lunaya is 31 March 2029. That is the date filed with the regulator, not a sales floor estimate, and it is the figure we will always quote you.

A registered completion date is a schedule, not a guarantee. Dubai has significant handover volume arriving through 2027 and 2028, and an early 2029 completion sits just past the heaviest part of that wave. We track the register monthly and we will tell you if the filed date moves.

Lunaya Payment Plan

Zaya publishes a 40 / 60 payment plan at Lunaya. Forty per cent is paid across the construction period and sixty per cent falls due at completion.

Be clear eyed about what that means. A 40 / 60 structure keeps your cash commitment low during construction, which is attractive, but it leaves the majority of the purchase price payable in one block in 2029. On an AED 5 million Bloom townhouse that is AED 3 million due at handover. If you intend to mortgage that balance, arrange the financing position early rather than in the final quarter, because valuation and lending conditions in 2029 are not knowable now.

Zaya has not published the milestone breakdown of the 40 per cent construction portion. Ask us for the current schedule and we will send the developer’s own document.

If you are weighing off plan against ready stock, one figure is worth knowing first. On the August 2026 Dubai register, off plan sold at a 33.1 per cent premium per square foot over identical ready homes in the same community and the same bedroom count. Lunaya Floor Plans

Zaya publishes sellable areas for all four collections, which is more than most developers release at this stage, but it has not published unit level floor plans with room dimensions openly at the time of writing. The published areas are 2,966 square feet for The Bloom, 3,814 for The Rise, 6,635 for The Dune and 8,231 for The Sol.

Request the floor plan pack for the collection you are considering and we will send what Zaya has released, with plot and built up areas stated exactly as the developer states them. We will not send you a redrawn plan from a portal.

Why Invest in Lunaya

The unit count agrees between developer and regulator. Zaya says 564 units. The Dubai Land Department register says 564. That sounds like a small thing. It is not. Discrepancies between the two are common and they usually mean the marketed release is a subset of a larger registration, which changes your supply exposure. Here there is nothing hidden behind the number.

The escrow position is confirmed, not assumed. Lunaya holds a regulator controlled escrow account recorded with the Dubai Land Department. Under Dubai Law No. 8 of 2007, buyer payments into a registered escrow are released against verified construction progress, and Article 9 places those funds beyond the reach of the developer’s other creditors.

The team has a delivery record you can check. Zaya is led by Nadia Zaal, who delivered hundreds of villas at Al Barari, in joint venture with FIVE Holdings under Kabir Mulchandani. Zaya states the two companies have developed and delivered over USD 10 billion of real estate in the last fifteen years. Delivery record is the single most useful variable in an off plan purchase and this one is verifiable rather than asserted.

Scarcity of the position is real. If Zaya’s claim holds, this is the first villa community launched on Sheikh Zayed Road since Emirates Hills twenty years ago. Sheikh Zayed Road frontage is finite. That is a supply argument rather than a demand forecast, which makes it more durable than most.

Supply context, stated honestly. Dubai has significant handover volume arriving through 2027 and 2028. Lunaya is a 564 home community, which is modest by current standards, but the wider Jebel Ali and Dubai South corridor is absorbing very large volumes. Treat the rental case and the location scarcity as the primary arguments rather than short term price movement.
