Mercedes-Benz Places by Binghatti is a 65 storey residential tower in Downtown Dubai, rising 341 metres. It is the world’s first residential project to carry the Mercedes-Benz name. Homes run from two bedroom suites to a triplex penthouse, every residence has a private pool, and floor to ceiling heights reach 4.2 metres.
Mercedes-Benz Places at a glance
- Developer: Binghatti, with Mercedes-Benz
- Location: Downtown Dubai, walking distance from Burj Khalifa and The Dubai Mall
- Height: 341 metres, 1,119 feet
- Floors: 65
- Ceiling height: 4.2 metres floor to ceiling
- Private pool: in every residence
- Ownership: Freehold, open to all nationalities
The residences are named after Mercedes-Benz cars
This is not a marketing flourish, it is how the unit types are actually structured:
- Mercedes-Benz Pagoda Suite, 2 bedroom
- 3 bedroom residences
- Mercedes-Benz Vision One-Eleven Penthouse, 4 bedroom
- Mercedes-Benz Gullwing Penthouse, 5 bedroom
- Mercedes-Benz Uhlenhaut Coupé Penthouse, triplex
The Uhlenhaut Coupé is the single most valuable car ever sold at auction. Naming the top residence after it tells you where this tower is positioned. There is one triplex penthouse tier, and that is the scarcest home in the building.
There are no studios and no one bedrooms. The tower starts at two bedrooms.
What the architecture actually does
The tower is built around what Mercedes-Benz calls its Sensual Purity design philosophy: an aerodynamic silhouette rather than a conventional rectangular slab.
Two features are structural rather than cosmetic.
The 4.2 metre ceilings. A standard Dubai apartment runs around 2.7 to 3 metres. At 4.2 metres you get a volume that cannot be retrofitted into any other building, and it is the thing residents notice first.
The photovoltaic rear façade. Solar panels are laid in the three pointed star pattern, generating power rather than only carrying branding. That is unusual on a residential tower in this market.
Every residence has its own private swimming pool. In a 65 storey tower that is a significant engineering commitment and it is the feature that most directly separates this from the rest of Downtown.
Where it sits
Downtown Dubai is the city’s prime central district, built around Burj Khalifa, The Dubai Mall and Dubai Opera. Mercedes-Benz Places is within walking distance of both Burj Khalifa and The Dubai Mall.
Walking distance matters in Downtown in a way it does not elsewhere in Dubai. It is one of the few districts in the city where a resident genuinely does not need a car for daily life, and that supports both rent and resale.
Prices and payment plan
Binghatti does not publish a price list or a payment plan for Mercedes-Benz Places on its project page.
We do not invent either, and we do not repeat figures from broker listings. On enquiry we obtain the current price list, the payment schedule and the handover date in writing from Binghatti and send them to you before you commit anything.
What we can give you independently is registered Dubai Land Department transaction data for Downtown Dubai, so you can see what comparable branded and prime stock has actually sold for rather than what is being asked.
Branded residences, and what the premium is for
Branded residences have historically transacted at a premium to unbranded stock in the same location. The premium holds where three things are true: the brand is strong, the supply is genuinely limited, and the specification is materially different.
All three apply here. Mercedes-Benz is a global brand, this is the first residential tower to carry the name anywhere in the world, and 4.2 metre ceilings with a private pool per unit is not a specification you find in neighbouring towers.
That said, a premium is still a premium. You are paying above the Downtown market rate, and you should make that decision with the number in front of you. We will put the registered comparables next to the asking price and let you judge.
How this differs from Mercedes-Benz Places Binghatti City
Binghatti now has two Mercedes-Benz projects and buyers confuse them constantly.
Mercedes-Benz Places, Downtown Dubai. This building. A single 65 storey tower, 341 metres, two bedroom to triplex penthouse, private pool per residence.
Mercedes-Benz Places, Binghatti City, Meydan. A 12 tower masterplan on over 10 million square feet in Nad Al Sheba, with an AED 30 billion investment value, from AED 1,599,999, handover Q2 2028.
Different products, different districts, different price bands. The Downtown tower is the prime, low volume one.
Who this suits
Buyers who want a trophy address. The first Mercedes-Benz residential tower in the world, in Downtown Dubai.
Buyers who want scarcity. The penthouse tiers, and the triplex in particular, cannot be replicated.
Buyers for whom specification matters. 4.2 metre ceilings and a private pool per unit are the reason to pay the premium.
It suits you less if you are buying on yield. At the prime end of Downtown the rental maths does not compete with Binghatti’s JVC or Majan stock, and we will show you both sets of numbers rather than only the one that pays us more.
Dubai purchase costs
The Dubai Land Department charges 4 percent of the purchase price, plus registration and trustee fees. There is no annual property tax.
Downtown Dubai is a designated freehold area, so all nationalities can own outright.
