10,079 rental contracts registered, at an average of AED 174,328 a year, which is AED 141 per square foot. On the sale side, 1,495 ready homes changed hands at an average of AED 4,177,000, or AED 2,758 per square foot.

That puts the gross yield on ready stock in Downtown Dubai at 5.1%. We divide registered rent by ready sale price, never by an off plan launch price, because you cannot rent a home that has not been handed over.

Registered rents moved +3.1% against the twelve months before.

Check the shorter window before you commit. On the most recent three months of contracts the same community reads -9.9%. Summer seasonality and a smaller sample both sit inside that figure, and we publish it rather than quote only the number that flatters the market.
