The give away on positioning is the parking allocation. Ellington assigns three parking spaces to every four bedroom residence and four service lifts to a nine floor building. Those are numbers you specify for owner occupiers with staff and multiple cars, not for a rental play.

Before you judge a launch price, look at what the community around it registered. Over the last twelve months Palm Jumeirah recorded 4,136 registered rental contracts and 726 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 142 per sqft against a ready sale price of AED 3,158 per sqft. That is a gross yield of 4.5% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Palm Jumeirah moved +3.3 against the twelve months before.
