The payment plan
20 per cent on booking plus the 4 per cent Dubai Land Department fee, instalments during construction, then 40 per cent on handover in February 2026.
Remember the Dubai Land Department transfer fee of 4 per cent is payable on top of the purchase price, along with a AED 250 title deed fee and roughly AED 4,000 plus VAT to the registration trustee on any sale above AED 500,000. Those are the DLD’s published figures and they apply to every property purchase in Dubai.
What is actually there
Rooftop infinity pool, gym, clubhouse with a pool table and bar, kids play area, a landscaped courtyard with direct park access, EV charging, reserved VIP parking, a built in office in each unit and a smart home package.
Jumeirah Village Circle in short
Jumeirah Village Circle is one of the busiest apartment markets in Dubai by transaction count. Imtiaz has seven buildings here, four of them in the Pearl House line.
Our read on Pearl House III by Imtiaz
That DLD line is worth flagging because it is the exception rather than the rule. Across the other 40 Imtiaz projects the 4 per cent transfer fee is not mentioned at all, and buyers who have not bought in Dubai before routinely forget to budget for it. On a AED 900,000 studio that is AED 36,000 you need on top of the booking amount. As for the building itself, structure complete against a February 2026 date means this is effectively a ready product with a short wait, which is the lowest risk position in the whole JVC range.
Residency
The ten year UAE Golden Visa threshold is AED 2 million of property and it did not change in 2026. Separately, in April 2026 the minimum property value for the two year investor visa was removed for sole owners, and the joint ownership floor came down to AED 400,000 per investor. Whether a specific unit here clears the Golden Visa threshold depends on the unit, so ask us to check it against the price you are actually being quoted.
