Villas and sizes
The developer’s fact sheet from February 2026 lists 5 bedroom villas of 12,190 to 12,859 sq ft and 6 bedroom villas of 14,249 to 15,988 sq ft. It does not say whether those figures are plot or built up area.
The 28 October 2026 sales update gives one 6 bedroom specification: a plot of 7,123 sq ft and a built up area of 14,217 sq ft. That built up area sits just below the fact sheet range, so ask for the exact unit plan before you commit.

The developer’s brochure shows both villa types over a basement, ground and two upper floors, with these features:

- A study or private office
- A formal lounge and a family lounge, with a double height living room in the 5 bedroom villa
- Walk in wardrobe in the master suite
- Private zen garden at basement level

That is AED 8.855 million in the first year. The 4% Dubai Land Department fee adds AED 1.012 million on top, and banks no longer finance that fee.
The February 2026 fact sheet quoted a pre launch starting price of AED 18 million on a 35/65 plan, without naming the villa type. The current price for the 5 bedroom villa has not been published in the latest update.

Mortgages and gift transfers are excluded because they are not arms length sales. Sizes are converted from square metres at 10.7639 sq ft per sq m. The entry price shown for this project is our advertised starting price and is not a registered transaction. Community figures are medians across every project in the community, not this project alone. We do not publish a price per square foot for this project because advertised size ranges are not a reliable basis for that calculation.
What actually transacted in Mohammed Bin Rashid City
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Mohammed Bin Rashid City recorded 1,467 registered rental contracts and 237 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 125 per sqft against a ready sale price of AED 1,934 per sqft. That is a gross yield of 6.5% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Mohammed Bin Rashid City moved -3% against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -15%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| Studio | 387 | 54,630 | 133 | +1.3% |
| 1 bedroom | 803 | 96,542 | 121 | -6.7% |
| 2 bedroom | 209 | 167,879 | 125 | -10% |
