It splits into two products, Bashayer Villas in two sizes and Bashayer Residences, an apartment collection. The masterplan also carries a five star hotel, a beach club and a boardwalk.

Questions, answered
What is the difference between Select Villas and Shore Villas?
Size. A Select Villa is 365.99 square metres of gross saleable area across two floors. A Shore Villa is 590.51 square metres, so roughly 60 per cent larger. Both come in four and five bedroom layouts with a staff bedroom.
Is Bashayer gated?
Yes. Modon lists Bashayer as a gated community, with its own marina, beach club and boardwalk within the masterplan.
How big are the apartments?
One bedrooms run 93 to 100 square metres in total including the balcony, about 1,001 to 1,076 square feet. Two bedrooms run 133 to 160 square metres, about 1,432 to 1,722 square feet. There are larger upper floor units at 258, 397 and 402 square metres.
Which apartments have the big terraces?
The upper floor units. Balconies on those run from 82 to 175 square metres, which on the 397 square metre unit is nearly half the total area. Check the split before comparing the price per square foot with anything else.
How far is Bashayer from Dubai?
Modon publishes 90 minutes to Downtown Dubai and 75 minutes to Al Maktoum International Airport. Within Abu Dhabi it is 15 minutes to Sheikh Zayed Grand Mosque and 25 minutes to the airport.
What does a Bashayer villa or apartment cost?
Modon does not publish prices, payment plans, service charges or handover dates in this brochure. Ask us and we will get the current release information in writing from the developer.
About Hudayriyat Island and Modon
Hudayriyat Island sits off the western edge of Abu Dhabi city and is being developed by Modon, the master developer behind Surf Abu Dhabi, Velodrome Abu Dhabi and the emirate largest urban park. The island already carries a planned 220 kilometre network of cycle tracks, a masterplan figure for the full island build out rather than what is on the ground today, sports facilities, beaches, retail and dining, which is unusual because the amenities were built before the housing rather than promised alongside it.
