Terra Woods starts at AED 1.6 million, which is USD 436,000. That number deserves a moment because it sits in the part of the Dubai market that almost no marketing talks about.
On the August 2026 Dubai register we analysed 9,971 clean apartment sales. 76.3 per cent of them were under USD 500,000 and 40.7 per cent were under USD 250,000. Only 5.9 per cent were above USD 1 million. The market people write about and the market that actually transacts are not the same market.

Expo Living sits in Madinat Al Mataar, beside Expo City and a short drive from Al Maktoum International Airport, with access via Emirates Road and Sheikh Mohammed Bin Zayed Road.
The number that matters here is transaction volume. In August 2026, Madinat Al Mataar registered 1,727 apartment sales, more than Downtown Dubai, Dubai Marina, Palm Jumeirah, Dubai Hills Estate and Business Bay combined. This is currently the highest volume residential registration area in Dubai.
Our August 2026 analysis put the Madinat Al Mataar airport district at around AED 1,759 per square foot, against AED 2,705 in Downtown Dubai and AED 2,248 in Dubai Marina. The Expo adjacency is the differentiator within that, because the mall and the innovation district are built rather than promised.
Terra Woods Handover Date
The completion date registered with the Dubai Land Department for Terra Woods is 31 March 2030. That is the date filed with the regulator, not a sales floor estimate, and it is the figure we will always quote you.
A registered completion date is a schedule, not a guarantee. Dubai has significant handover volume arriving through 2027 and 2028, and a 2030 completion sits beyond the heaviest part of that wave. We track the register monthly and we will tell you if the filed date moves.
One note on construction progress, because it is widely misread. The Dubai Land Department register shows a completion percentage against each project, and it shows zero for this one. We checked whether that means work has not started. It does not. The field updates only on physical inspection, and across the register the figure goes stale fast. Of projects inspected within the last 90 days, 32 per cent read zero. Of projects last inspected more than a year ago, 100 per cent read zero. Treat the percentage as an inspection date artefact, not as a construction status.
Terra Woods Payment Plan
Emaar issues the payment plan for Terra Woods per unit through its own booking system rather than publishing a single schedule on the project page. Emaar structures at this price point are typically construction linked with a balance due at handover, but the split for the specific unit you are considering should come from Emaar or from us in writing, never from a portal listing.
Ask us for the current payment schedule and we will send the developer’s own document. Remember to add the 4 per cent Dubai Land Department registration fee and the Oqood registration cost to your entry number. On AED 1.6 million that is around AED 64,000 in DLD fees alone, which marketing headlines routinely leave out.
If you are weighing off plan against ready stock, one figure is worth knowing first. On the August 2026 Dubai register, off plan sold at a 33.1 per cent premium per square foot over identical ready homes in the same community and the same bedroom count. Supply context, stated honestly. Emaar alone has more than 2,200 registered units arriving in this district across its current releases, and the wider Madinat Al Mataar register holds far more. Deep demand and heavy supply are both true. Treat the rental yield case as the primary one rather than short term price movement, and price your exit with the 2029 and 2030 handover wave in view.
