A price warning worth reading before you shop around
Sanzen publishes a starting price of AED 1.4 million on its own project page.
Several property portals are currently listing Zen Lagoons from AED 1.6 million. That is two hundred thousand dirhams above the developer’s own figure. The same portals publish unit sizes of 731 to 1,593 square feet and a 28 storey tower. Neither figure appears anywhere in Sanzen’s published material.
We publish the developer’s number. If you are quoted a higher starting price, ask which document it comes from.

Why we have written the last line as balance on handover. The instalments listed above total 60 per cent before handover. Sanzen’s published plan then states a further 60 per cent at handover, which would come to 120 per cent of the price. One of those figures is a typing error on the developer’s side. Rather than repeat a number that does not add up, we show the instalment schedule exactly as published and leave the handover share to be confirmed. Ask us, or ask Sanzen, for the handover percentage in writing before you reserve.
Where it sits

Meydan Horizon is in the Bu Kadra district, on the Dubai side of the creek extension and next to the Ras Al Khor Wildlife Sanctuary. It is freehold, which matters for a foreign buyer, and it sits within reach of Downtown Dubai without paying a Downtown price.
The Ras Al Khor position is the genuine differentiator. The sanctuary is a protected wetland reserve, which means the outlook on that side cannot be built out the way an open plot can.

Who is building Zen Lagoons
Zen Lagoons is built by Zennova Realty, one of the two development arms under the Sanzen brand. The other, which builds Sukoon in Sharjah, is a separate entity.
Behind both sits Gulf Investment House, a Kuwaiti group founded in 1998 and listed on both the Kuwait and the Abu Dhabi stock exchanges. Audited annually, governed under Islamic finance principles, with more than twenty five years of operation across five Gulf markets.

What to ask for before you reserve
- The Dubai Land Department project number. Any project selling off plan in Dubai must be registered. Ask for the number and check it.
- Written escrow account confirmation. Your payments should go to a project escrow account, not to a company account.
- The handover percentage, for the reason set out above.
- The unit size in square feet for the specific apartment you are buying. Sanzen does not publish sizes, and the figures circulating on portals are not from the developer.
What we are not publishing, and why
We only publish figures traceable to a Sanzen document. Unit sizes, floor plans, the total unit count, the number of floors, the DLD project number and escrow confirmation are all absent from Sanzen’s published material at the time of writing. We will add each one here when it is released, rather than estimate it or copy it from a portal.

What actually transacted in Meydan
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Meydan recorded 9,047 registered rental contracts and 1,176 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 128 per sqft against a ready sale price of AED 1,977 per sqft. That is a gross yield of 6.5% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Meydan moved +3.3% against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -10.3%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
