81 homes sold in Meydan in August 2026, at a median of AED 955,900 and AED 1,954 per square foot. That is 14.4 per cent above the Dubai median of AED 1,708 per square foot.
The Dubai Land Department splits this area across 2 register labels: MEYDAN ONE, MEYDAN AVENUE. We have combined them. Counting one label alone understates it.
Median size was 460 square feet. The cheapest registered sale was AED 320,922 and the dearest was AED 15,552,672.
By size. Studio homes had a median of AED 669,395 at AED 1,927 per square foot across 36 sales. One bedroom homes had a median of AED 1,211,070 at AED 1,777 per square foot across 21 sales. Two bedroom homes had a median of AED 2,134,894 at AED 1,845 per square foot across 10 sales.

Anyone can tell you a community is popular. Here is what was actually filed with the Dubai Land Department in Meydan over the last twelve months.

9,047 rental contracts registered, at an average of AED 72,309 a year, which is AED 128 per square foot. On the sale side, 1,176 ready homes changed hands at an average of AED 1,091,000, or AED 1,977 per square foot.

That puts the gross yield on ready stock in Meydan at 6.5%. We divide registered rent by ready sale price, never by an off plan launch price, because you cannot rent a home that has not been handed over.
