Homes at Riviera Residences Phase 2
Phase 2 mixes apartments with three rare home types. There are 389 apartments, eight Bay Villas, six Sky Villas and a single penthouse. Mered says the homes have private balconies or terraces, natural materials and layouts that link indoor living with the garden and the water. Unit sizes and bedroom counts per type are not yet published by the developer.
Design by Herzog & de Meuron
Herzog & de Meuron designed Phase 2 and continue the look of Riviera Residences 1. The façade uses custom made elements inspired by mother of pearl. They reference Abu Dhabi’s pearl diving heritage. The lobby has a 30 m long 3D sand printed installation by the same architects. Custom glass panels and selected interior finishes complete the design.
Amenities and gardens
Residents get more than 65,000 sq ft of resort style amenities.
- Swimming pools

- Indoor and outdoor fitness spaces and a padel court
- Lounges and children’s play areas
- Waterfront promenade with cafés, restaurants and shops

The landscape draws on Mediterranean coastal gardens of the French and Italian Riviera. It has three garden concepts: the Sea Pearl Garden, the Energy Garden and the Bloom Orchard. Planting includes rosemary, thyme, lavender and citrus trees with UAE native species. Drip irrigation, automated controls and weather sensors manage water use.

What Abu Dhabi actually registered
In the first half of 2026, Al Reem Island recorded AED 10.5 billion in residential sales, and it holds about 27,500 units, the largest stock of any investment zone in Abu Dhabi. That figure is published by the Abu Dhabi Real Estate Centre, the regulator that registers every transaction in the emirate.
Across Abu Dhabi, residential sales reached AED 70.4 billion in the first half of 2026, against AED 25.3 billion in the same period a year earlier. Off plan took 89 per cent of that value and 82 per cent of the deals. In the ready market, 61 per cent of purchases completed in cash.
Rents are moving faster than most buyers expect. New lease prices rose 17 per cent year on year for apartments and 9 per cent for villas. Inside the investment zones, where a foreign buyer can own freehold, those figures are 21 per cent and 16 per cent. On repeat sales, the same apartment resold 20 per cent higher and the same villa 12 per cent higher.
The emirate holds 233,000 active lease contracts worth AED 9.3 billion, up 8 per cent. Supply stands at about 409,000 homes with a further 71,000 expected by 2030, peaking in 2028 at roughly 21,800 units. That pipeline is the number to weigh against the rent growth above, because it is what eventually answers it.
Where this comes from, and what it does not yet tell you. Every figure on this page is from the Abu Dhabi Real Estate Market Report H1 2026, published by ADREC on 18 August 2026. It is district level and half yearly, so it is not the unit level record we publish for Dubai communities. We have applied for direct ADREC data access and will publish Abu Dhabi at the same depth as Dubai once it is granted. We would rather tell you the limit of what we know than dress a half year figure up as something finer.
