From Shangri-La Dubai to AHS Twin Towers
The National reported on 10 June 2026 that AHS Properties bought the Shangri-La hotel on Sheikh Zayed Road for AED 1.1 billion. The seller was Mismak, an Abu Dhabi unit of First Abu Dhabi Bank. The existing building has 42 floors and about one million sq ft of hotel, office, residential and restaurant space. At that time AHS had not decided whether to refurbish the building.
On 27 October 2026 TradeArabia reported the plan. The site will become AHS Twin Towers, a Grade A office development of ground plus 50 floors. The 42 floors figure from The National describes the existing hotel building. The ground plus 50 figure from TradeArabia describes the new project. AHS has not published how the conversion will be carried out.

Design team and AHS office track record
Gensler is the architect. Interiors are by AHS Atelier, the developer’s own design studio. AHS Tower was the first Grade A commercial building by AHS Properties. TradeArabia reports it sold out for more than USD 700 million during construction.
AHS Twin Towers is not AHS Tower. AHS Tower is the developer’s earlier office tower. AHS Twin Towers is the new office project on the former Shangri-La Dubai site.

What actually transacted in Sheikh Zayed Road
Before you judge a launch price, look at what the community around it registered. Over the last twelve months Sheikh Zayed Road recorded 8,062 registered rental contracts and 6 ready sales, all filed with the Dubai Land Department. These are signed contracts, not asking prices.
Rent registered at AED 84 per sqft against a ready sale price of AED 4,683 per sqft. That is a gross yield of 1.8% on ready stock in this community.
We use ready sale prices rather than blended prices deliberately. You cannot rent a home that has not been handed over, so an off plan launch price in a yield calculation produces a number that cannot happen.
Registered rents in Sheikh Zayed Road moved +4.6% against the twelve months before.
The shorter window disagrees. On the most recent three months of contracts the same community reads -4.1%. Summer seasonality and smaller samples both sit inside that number, but we publish it rather than quote only the figure that flatters the market.
| Unit type | Contracts registered | Average annual rent (AED) | Rent per sqft (AED) | Change vs 12 months earlier |
|---|---|---|---|---|
| Studio | 201 | 62,427 | 132 | +8.5% |
| 1 bedroom | 1,694 | 83,009 | 105 | +3.1% |
| 2 bedroom | 3,329 | 106,167 | 81 | +4.6% |
| 3 bedroom | 2,790 | 126,630 | 71 | +4.4% |
| All apartments | 8,062 | 108,245 | 84 | +4.6% |
