Dubai Maritime City Area Guide 2026
A 249 hectare reclaimed peninsula between Port Rashid and Drydocks World, run by DP World as a maritime cluster first and a residential district second. It has the highest price per square foot of any community in this guide series and, at the time of writing, one completed residential tower.

Living in Dubai Maritime City
Dubai Maritime City is a man made peninsula off the Al Mina district, roughly 1 km from Jumeirah Beach Road, 1.5 km from Bur Dubai and about 10 km from Dubai International Airport. Access is via Al Mina Road and Sheikh Rashid Road onto Sheikh Zayed Road.
The master plan runs to six precincts: Maritime Centre, Industrial Precinct, Academic Quarter, Marina District, Harbour Residence and Harbour Offices, with a planned 3.5 km waterfront promenade. The industrial half is complete and working, with 1,270 metres of wet berths, 42 dry berths, 19 ship repair plots, two ship lifts and around 133,000 square metres of workshops. More than 280 marine businesses operate here.
That is the thing to understand before anything else. This is a functioning ship repair and marine industrial zone that also has apartments, not a waterfront resort that happens to have a marina.
Getting around
- DXB airport approximately 10 km by distance. No verified drive time exists.
- Bur Dubai about 1.5 km. Jumeirah Beach Road about 1 km.
- Metro no station on the peninsula. Nearest is Al Ghubaiba on the Green Line, roughly 4 km.
- Downtown, DIFC and Dubai Marina we found portal figures for these that do not stand up to checking against the peninsula actual position, so we are not publishing them.
We would rather leave a gap than repeat a number we cannot support. Ask your agent for a drive time you can verify yourself at the hour you would actually travel.
Schools and families
There are no schools inside Dubai Maritime City. The nearest are New Academy School at about 2.4 km, Dubai Autism Center at about 2.8 km and Ambassador School at about 3.1 km.
There is no hospital or clinic inside the community that we could verify from any credible source.
Plainly, this is not currently a family community. If you have school age children, every journey starts with leaving the peninsula.
Shopping, dining and lifestyle
Retail exists only inside individual buildings. There is no mall and no verified anchor supermarket.
The commercial anchor is Maritime Business Centre 2, an AED 160 million Grade A office tower opened on 22 May 2026 with 125 offices, a wellness floor, retail and food outlets and 480 parking bays. It was 78 percent pre leased at opening and now houses DP World Dubai Maritime City headquarters and the Jafza licensing department.
The planned 3.5 km promenade, maritime museum and academy are not yet delivered.
The investor view
The prices here are the highest in this series and the rental evidence is the thinnest. Both facts matter.

Read the two rent lines together. Advertised rents are roughly double registered rents. Only 174 leases were registered in an entire year. Any yield projection for this community rests on a very small evidence base, and the registered figures show a one bedroom average sitting below the studio average, which is a small sample artefact rather than a market signal.
Unlike the other communities in this series, advertised and registered sale prices here track each other closely, which is a genuine point in its favour.
Property types and buildings
Apartments from studio to three bedroom, penthouses including four bedroom units at Anwa, and branded residences. There are no villas or townhouses.
Anwa by Omniyat, 48 storeys, completed in 2022, is the reference completed building. As of 2023 it and a mosque were the only completed buildings in the commercial district.
The current pipeline is almost entirely off plan. Bayut lists fourteen projects, all marked off plan: Mar Casa by Deyaar, Coral Reef by DAMAC, Oceanz and Breez by Danube, Anwa Aria by Omniyat, Nautica One and Two, The Pier Residence, LIV Maritime, and Orise, Sensia, The Mural, Talea and Soulever by Beyond. Prestige One was awarded the main contract for Hilton Residences Dubai Maritime City in April 2026.
What the developer does not tell you
You are buying next to heavy marine industry. Forty two dry berths, two ship lifts, nineteen ship repair plots and 280 marine businesses are your neighbours. That is the point of the peninsula, and it is not going away.
Sixteen years, one completed residential tower. The project began in 2003, halted in 2010, and as of 2023 the commercial district contained exactly one completed residential building plus a mosque. Infrastructure was still described as around 80 percent complete in the most recent public account.
No school, no hospital, no anchor retail, and 174 leases in a year. Every part of the residential proposition is still a projection rather than a record.

It is an off plan bet on a waterfront corridor maturing, not an income play. Price per square foot is the highest in this series at AED 3,119 and rising 12.1 percent, but the quoted yield of 5.41 percent is the lowest, and it is calculated from only 174 registered leases in twelve months. Registered and advertised sale prices track closely, which is reassuring. The rental market is not yet proven.
How much does an apartment in Dubai Maritime City cost?
Property Finder puts it at AED 3,119 per square foot. Registered transactions on Bayut average AED 2,792,953 across 3,773 apartment sales. By size, registered averages run about AED 1.41m studio, AED 2.45m one bedroom, AED 4.06m two bedroom and AED 6.48m three bedroom.
What rent can I get in Dubai Maritime City?
Registered contracts averaged AED 76,408 over twelve months, but there were only 174 of them. Advertised asking rents average AED 156,581, roughly double. Use the registered figure and treat any projection with caution given the sample size.
Is Dubai Maritime City the same as Mina Rashid?
No. They are adjacent but separate. Mina Rashid, also called Rashid Yachts and Marina, is an Emaar and P and O Marinas development. Dubai Maritime City is a DP World development. Projects marketed under Mina Rashid are not in Dubai Maritime City.
Are there schools in Dubai Maritime City?

What is actually built in Dubai Maritime City today?
