Town Square Dubai Area Guide 2026

Town Square is where a lot of people buy their first freehold home in Dubai, and it is one of the strongest apartment yield plays in the city. Nshama has delivered roughly 12,500 homes on Al Qudra Road against a master plan of about 21,000. Apartments run 6.5% to 7.5% gross. A one bedroom averages just over AED 1 million. The trade off is the commute and a community centre that is still being built.

The community

Town Square is a Nshama master community on Al Qudra Road in the Dubailand belt, covering about 31 million square feet, roughly 750 acres. It was launched in 2014 to 2015 as a ten year project. Today around 12,500 residential units and 3,800 villas and townhouses are delivered and occupied.

It is mature but not finished. Main Square, the central retail and civic core, is still under construction, and the original master completion target of 2024 has slipped. Nshama is still launching apartment towers with handovers running to 2029.

Entry points: studios from around AED 475,000, one bedrooms from around AED 735,000, three bedroom townhouses from around AED 2.55 million. Note the gap between the entry price and the average. The cheapest stock is the smallest and oldest.

Property Monitor recorded annual price growth of 11.21% for Town Square in its June 2026 report, which corroborates the double digit growth the portals show.

A warning about the figures you will find elsewhere. Two widely circulated blogs put Town Square at AED 650 to 1,050 per square foot. Those numbers cannot be reconciled with bedroom level transaction data from the Land Department and we do not believe them. If a source is 40% below two independent portal indices, the source is wrong.

Community average rent is around AED 100,400 a year, up 6% year on year. Gross yields run roughly 6.5% to 7.5% on apartments and 5% to 5.5% on townhouses, with Property Monitor recording 6.26% community wide in June 2026.

That apartment figure is well above the Dubai average and it is the main reason investors buy here.

Sub communities

Townhouses: Hayat, Maha, Naseem, Noor, Reem, Safi, Sama, Shams, Zahra.

Apartments: UNA, Zahra Breeze, Zahra, Rawda, Parkviews, Safi, Hayat Boulevard, Liva, Jenna, The Mayfair, The Regent, The Hamilton, Fiori, Olbia, Holland Gardens.

Maha townhouses are the premium end at around AED 3.04 million average asking. Liva is the entry point at around AED 738,000.

Amenities

  • Central Park, 50,000 square metres, opened 2019, with a carousel, splash pads, a children’s train, skate park, trampoline park, wave rider and outdoor cinema
  • One of Dubai’s largest dog parks
  • 13 km of cycling track and 10 km of running trails, plus 8,000 square metres of sports areas
  • Carrefour and Spinneys, Reel Cinemas plus an open air cinema, and a Vida hotel by Emaar Hospitality
  • Around 250 retail outlets operating against 600 plus planned

Schools

There is no international school inside Town Square. There is a nursery, Numu Nursery, 400 metres in. Every school run is a drive. The nearest options:

  • Dubai British School Mira, 0.8 km, around AED 55,000 a year
  • GEMS Metropole School Al Waha, 3.6 km, around AED 45,000
  • Jebel Ali School, 3.9 km, around AED 63,000
  • Renaissance School in Sports City, 7.9 km, and Dunecrest American in Al Barari, 9.9 km

Who it suits

Yield focused apartment investors. This is the strongest case. 6.5% to 7.5% gross, entry under AED 1 million, and genuine liquidity with 2,104 apartment sales in twelve months.

First time buyers. Studios from around AED 475,000 in a completed, amenity rich freehold community. Very few places in Dubai offer that.

Families wanting a townhouse, with one caveat. Delivered, occupied, huge park, but no school inside the community.

Not for anyone without a car. No metro. One bus route and a shuttle to Equiti station.

Weaker for capital growth first buyers. Nshama is still releasing new stock at AED 1.11 to 1.21 million through 2029, which competes directly with owners trying to resell.

The honest caveats

  1. The commute. Every source puts Downtown at 30 minutes or more off peak, and peak hour access to Downtown and DIFC is the community’s structural weakness. Published times vary by a factor of two, so treat any precise figure with suspicion, including ours. Drive it yourself at 8am before you buy.
  2. It is still building. Main Square is unfinished and handovers run to Q2 2029. Expect construction traffic, dust and noise in the newer clusters for years.
  3. Retail is under delivered. Around 250 of 600 plus planned outlets are trading.
  4. Townhouse liquidity is thin. 331 townhouse transactions a year against 2,104 apartment sales. Apartments move. Townhouses take longer.
  5. Service charges. We could not verify Town Square against the Land Department service charge index and we will not publish a figure we cannot stand behind. Pull the actual rate from the index or from a current owner’s statement before you budget.

Yes. Town Square is a designated freehold area in Dubai, so buyers of any nationality can own the property outright and hold the title deed in their own name. How far is Town Square from Downtown Dubai and the airport?

From Town Square, Downtown Dubai is about ~30 to 40 min away and Dubai International Airport is about ~30 to 40 min away by car outside peak hours. Morning and evening traffic on Sheikh Zayed Road can add a fair amount to both.
